Overview
Carter Rolan Group are currently recruiting for a Commercial Property Portfolio Manager working for a reputable organisation on a permanent basis. The role is paying a negotiable salary for the right candidate who has dealt with various commercial properties including industrial warehouses and office buildings.
Location: Mainly Midlands based with potential to travel to sites as and when required (dotted around the UK)
Key Responsibilities:
1. Tenancy and Lease Management:
o Manage tenancy contracts and lease agreements, ensuring compliance with legal and commercial requirements.
o Liaise with tenants to address queries, renewals, and variations to agreements.
o Monitor key dates such as lease expirations, rent reviews, and break clauses.
o Act as the primary point of contact for corporate tenants and large-scale companies.
o Build and maintain professional relationships to ensure high levels of tenant satisfaction.
o Mediate disputes or issues between tenants and the landlord in a professional manner.
2. Documentation and Correspondence:
o Oversee the preparation, review, and organization of tenancy-related documents.
o Ensure accurate records of correspondence with tenants and other stakeholders.
o Maintain up-to-date files on leases, contracts, and compliance requirements.
3. Property Maintenance and Compliance:
o Coordinate with contractors and service providers for maintenance and repairs.
o Ensure compliance with health and safety regulations, including fire safety and accessibility standards.
o Oversee dilapidation processes and ensure proper handling of end-of-lease obligations.
o Monitor rental income, service charge budgets, and arrears.
o Provide regular reports on property performance and tenant-related matters.
o Work closely with accountants or financial teams to ensure accurate financial management.
4. General Property Management:
o Conduct property inspections and ensure properties are well-maintained.
o Stay informed about market trends, property laws, and relevant regulations.
o Provide strategic advice on optimizing property performance and tenant retention.
What you will need to succeed in this Commercial Property Portfolio Manager role
Experience: Minimum of 5–10 years in property management, with a strong background in managing commercial properties (industrial warehouses and offices preferred).
Skills:
* Strong understanding of tenancy contracts, lease agreements, and property laws in the UK.
* Familiarity with corporate clients and ability to navigate complex tenant requirements.
* Excellent organizational and document management skills.
* Strong communication and interpersonal skills for tenant and stakeholder engagement.
