Main Job Role: Pre-Order stage: • Join the sales team in the final negotiation stages to agree payment terms and understand what items of work can be vested • Attend pre-start meetings where necessary • Build relationships with the contractor QS / finance team – understand the key influencers Design Stage: • Work with internal team and external lawyer where necessary to negotiate contract terms and agree these with the contractor at tender stage or after the contract is awarded • It is imperative to ensure we are cash positive throughout the project duration JOB DESCRIPTION – Quantity Surveyor Contact: Louisa Sidwell Company Understand the cost build up or the project and work with procurement and the Design Team to ensure we know where we can make savings, and identify any risks • Join Procurement and Design Teams in Procurement Deep Dive meetings to establish areas for gain and areas for concern. Installation Stage: • Pre-WIP Meeting Tasks (monthly): o Thorough review of project financials with PM’s o Any outstanding VO’s updated, and SI’s chased if necessary o Cost to complete reviewed in detail an accurate estimate of forecast costs for every budget category o Ensure committed cost figure is accurate, and does not contain any items that have actually been delivered to site. o Check committed cost includes all items, and if it doesn’t add estimated cost to CTC • Preparation and submission of variations and breakdowns and provide detailed rate build ups where necessary • Work with Contractor QS to obtain agreement to costs throughout the project, ensuring SI’s are received and agreed monthly, and system updated • Understand delay notices, prepare and issue delay notices in accordance with the contract and any project delays as they occur • Prepare and manage submission of monthly applications and work with PM / DM to ensure we stay cash positive: o Attend site at regular intervals to value work complete, and are able to identify potential cost / scope creep o Work with Procurement to ensure deliveries fall ahead of valuation dates o Monitor contract programme verses site progress and supporting PM’s with advising when extension of time is required and associated documentation o Submit final accounts on completion of project ensuring all applicable additional works have been included and costed • Attend final account meetings as necessary and agree account; produce final statement as required Key Role Requirements: QS experience within our industry Excellent communication both verbal and written skills Excellent numerical skills Strong organisation and time management skills and ability to prioritise tasks Good IT skills, including Microsoft office suite (Word and Excel) Personable, presentable and articulate Commercial awareness Ability to work within deadlines and cope under pressure Strong interpersonal and team-working skills
