What you’ll do at work
Main Purpose of Job:
* Assist the maintenance team to undertake a maintenance programme at Valley House properties and premises that includes refurbishment, cleaning, minor repairs, home improvements, decorating and garden maintenance.
* Ensure Valley House premises and properties are welcoming, safe and well maintained.
* Work as part of a team, in a flexible way.
Key Tasks and Responsibilities
* To ensure a high standard of accommodation units for the arrival of new serviceusers as directed.
* To take measurements, meter readings and perform basic numeric tasks and cash handling calculations.
* Garden maintenance at Valley House premises and properties.
* Undertake planned preventative maintenance (PPM).
* Monitor the standards of household equipment, furniture, fixtures and fittings within the properties, carry out supervised repairs.
* Report any required replacements to the Maintenance Team Manager.
* Support with transporting residents’ belongings when moving between Valley House properties.
* Purchase household items as authorised – obtaining receipts and keeping accurate records in accordance with established procedures.
* Maintain inventories for all accommodation units.
* General housekeeping to the communal areas within Valley House properties.
* Assisting in allowing access to properties by landlords and contractors.
* Adhere to the safety and security requirements for opening and closing of premises.
* Contribute towards Health and Safety requirements and pursue any subsequent action as directed.
* Maintain logs and records as required.
* To work supervised in Valley House premises and properties, taking account of the responsibilities of working in a vulnerable service user’s home.
* Identify potential safeguarding issues and report immediately to a senior member of staff.

* Identify and select the appropriate materials and components for property maintenance tasks, ensuring these are compliant with relevant regulatory requirements and manufacturer's specifications.
* Comply with statutory health and safety regulations and requirements.
* Comply with risk assessments, and organise the workplace, to safeguard themselves and the property.
* Comply with key regulatory and legislative requirements, including building regulations.
* Uses safe working practices when carrying out property maintenance tasks including the use of PPE, signage, barriers, access equipment and ensuring work area is prepared and reinstated.
* Select, and use work tools and equipment for property maintenance tasks, applying all safeguards, and ensuring the correct functioning of equipment.
* Safely isolate and secure electrical or electronic supplies prior to performing property maintenance operations.

Your training plan
Your training will be provided by both your Employer and Grey Seal Academy. All training is delivered face to face at the workplace either on site or videoconferencing, this includes one training session and one coaching session per month. You will have access to an online portfolio and virtual learning environment to assist your training and assessment during your programme.
