Description
Accountable for the day to-day management and development of station property and commercial trading across the Transport-UK rail estate, applying an innovative, dynamic, and entrepreneurial approach to business development to deliver growth and full commercialisation of the portfolio.
Key Responsibilities
* Accountable for optimising the full value of the Transport-UK rail station trading estate, leveraging group scale to deliver the best cross train operating companies (TOC) deals to maximise profit and transform the customer experience across the Transport-UK rail station estate.
* Lead a team of qualified chartered surveyors and oversee all aspects of property management to include contract negotiations, writing heads of terms agreements, dilapidation surveys, tenant audit, rent reviews, legal procedures, S25 Notices, lease renewals and evaluations, NR sub leasing, landlord consents, utility surveys, service charges, energy performance certification, fire risk, tripartite leases.
* Identify and develop new business opportunities to deliver strategic growth to include mixed use retailing, commercial development, and retail acquisitions.
* Ensure the property portfolio is continually aligned to the strategic retail plan and business objectives.
* Responsible for overseeing largescale TOC led station development schemes. Support design work and assist with preparing tender information to ensure the design maximises the full retail and commercial value whilst enhancing the customer experience.
* Effective relationship management and partnership development across the TUK train companies, creating a sustainable partnership platform to drive revenue and enhance the customer experience.
* Positively influence the team by continually promoting and applying an innovative and entrepreneurial, approach to portfolio development.
* Design and implement an external communication strategy, to market available station property and space.
* Responsible for business & financial reporting to Transport-UK/ TOC Executives and senior managers.
* Promote collaborative and cross functional working to develop alliances to drive the bottom line and enhance the customer experience.
* Accountable for the delivery of financial KPIs and SLAs. Compliance with internal / external audit, (financial and non), RICS rules regulations and guidelines.
* Continually promote safety and security amongst your team and clients.
Skills, Knowledge and Expertise
* Member or Fellow of the Royal Institution of Chartered Surveyors.
* Conversant with legislation and health and safety compliance within a property asset management specialist area.
* BSc or similar in Real Estate and Property Management.
* Analytical, forward thinker, planner, strategist innovator, entrepreneur, leader, influencer, attentive, motivator, collaborator.
* Excellent written and verbal communication skills at all levels, including client and Board reporting.
* Ability to build and maintain effective networks and relationships.
* Proven negotiator and financially astute.
* Strong analytical, evaluative and problem-solving skills.
* Willing to travel, be flexible and manage time effectively.
