Job Title: Buyer / Procurement Specialist - Corbenyah Properties

Due to continued success and growth across our investments portfolio we are looking to add an experienced Buyer / Procurement Specialist to our CORE team in Lytham.
Reporting to the Head of Developments, your role will sit first and foremost within the Corbenyah Properties business area. You will work to develop new and existing supply chains and supplier relationships to ensure the delivery of high quality goods and materials for our commercial and residential property developments.
From time to time you will be required to support Corbenyah’s other business interests with ad-hoc high value purchases or with establishing supply chain processes suitable to their needs. Our portfolio of investments is diverse, ranging from Healthcare, Aesthetics, Leisure, Sustainability, Travel, Commercial property development and residential property management.
As such it is key that you will have strong experience in procurement across some or all of these sectors. Construction industry experience is particularly relevant.
Key Responsibilities:
* Material Procurement: Source and purchase construction materials (e.g., steel, concrete, timber, mechanical and electrical components) based on project needs and specifications.
* communicate with design teams and QS both internal and external regarding all material matters that are applicable to the project
* Supplier Relationship Management: Develop and maintain strong relationships with suppliers and vendors to negotiate contracts, secure cost-effective deals, and ensure timely delivery of materials. Liaise with accounts department with regard to invoice and supplier disputes
* Budget Management: Work closely with the project management team and QS to monitor material budgets, track costs, and ensure purchases align with the financial objectives of each project. Where applicable, to query material specifications and look for cost effective alternatives.
* Market Research: Stay informed of market trends, price fluctuations, and new material options to provide cost-saving recommendations without compromising on quality or safety standards.
* Purchase Orders: Implement appropriate Purchase Order system and processes to generate, review, and manage purchasing, ensuring compliance with company policies and procedures.
* Inventory Control: Collaborate with site teams to manage inventory levels and forecast future material needs based on project timelines and milestones.
* Supplier Evaluation: Evaluate supplier performance based on price, quality, service, and reliability. Make recommendations for improvement or alternative sources.
* Contract Management: Assist in reviewing supplier and subcontractor contracts to ensure terms and conditions are favorable and aligned with project requirements.
* Risk Mitigation: Identify and mitigate supply chain risks, such as potential material shortages, price volatility, or delivery delays, by developing contingency plans.
* Compliance: Ensure that all procurement activities comply with relevant regulations, safety standards, and environmental policies.
Qualifications & Requirements:
Education:
* Bachelor’s degree in Supply Chain Management, Business Administration preferred with demonstrable experience in the construction industry essential
Experience:
* 3+ years of experience in procurement, purchasing, or supply chain management, preferably within the construction or engineering industry.
* Proven track record of negotiating with suppliers and managing material procurement for construction projects.
Skills:
* Strong negotiation and communication skills.
* Proficiency in procurement software and systems (e.g., SAP, Oracle, or other ERP systems).
* Good understanding of construction materials, processes, and supply chains.
* Excellent organizational and time-management skills, with the ability to manage multiple projects simultaneously.
* Analytical mindset with the ability to evaluate suppliers and cost-saving opportunities
