We are seeking a highly organised and experienced Defects Manager to lead the identification, management, and resolution of defects across our construction and facilities portfolio. The successful candidate will play a vital role in ensuring all projects meet quality standards during the defects liability period and beyond.
This is an excellent opportunity for someone with a strong background in construction or FM (Facilities Management) who thrives in a fast-paced environment and has a keen eye for detail.
Key Responsibilities:
Lead and manage the defects process across multiple projects/sites during the post-completion and warranty phases.
Liaise with contractors, subcontractors, and clients to coordinate timely resolution of defects.
Maintain a comprehensive defects register and track all outstanding and completed works.
Carry out inspections to verify reported defects and identify any underlying issues.
Ensure all remedial works are completed to a high standard and in line with contract requirements.
Provide technical advice and support to site teams and stakeholders regarding defect resolution.
Monitor contractor performance and ensure adherence to agreed timescales.
Escalate unresolved or high-risk defects appropriately.
Produce regular reports on defect status and trends for internal and client review.
Support the continuous improvement of quality assurance processes.
Skills & Experience Required:
Proven experience in a similar role within construction, building services, or facilities management.
Strong understanding of building construction methods, quality standards, and typical defect types.
Excellent communication and interpersonal skills for effective stakeholder engagement.
Ability to manage multiple defect cases across different sites with strong organisational skills.
Familiarity with construction contracts and defects liability obligations (e.g., JCT, NEC).
Competent in the use of defect reporting tools and systems (e.g., SnagR, Fieldview, etc.).
Attention to detail and commitment to high-quality outcomes.
A proactive and solution-focused mindset.
Qualifications:
HNC/HND or degree in Construction Management, Building Surveying, or a related discipline.
SMSTS or equivalent health & safety qualification desirable.
CSCS card (Management level) preferred.
