Contracts Manager for Properties Services Division within Quinn London
Quinn London are looking for a Contracts Manager that is a proactive leader, self-motivated and commercially astute construction professional who has acquired extensive experience of leading multiple teams on internal refurbishment contracts, cyclical & external projects ranging from £1-£10m.
You will be able to prove you can successfully develop a positive client working relationships.
For this role, you will need to work effectively under pressure, prioritising workloads within the organisation and multitasking required to achieve tight deadlines.
Lead and manage the project team to ensure consistent delivery of all the projects.
You will ideally live within London and the surrounding areas.
This role will be a mix between the office and on site.
Key accountabilities
* Ensure HS&E and quality standards, operating processes, company policies and all legislative requirements are understood, implemented, and adhered to throughout.
* Leading the delivery team and strategy performance to deliver a quality build.
* Leading projects to ensure that sustainability objectives are achieved.
* Manage performance against targets whilst identifying and managing any potential risks.
* Ensure the procurement process is successfully delivered with QLL supply chain delivery of projects is achieved.
* Ensuring commissioning and soft-landing strategies for defect/snag-free completion are achieved.
* Prepare comprehensive reports for monthly project reviews to demonstrate HS&E, quality, process, operational and commercial performance and ensure that the project team receive adequate challenge, support, and guidance.
* Ensure that appropriate management systems and tools are used throughout the project team.
* Manage and coordinate the construction activities of projects, delivering schemes on time and safely in line with company procedures.
* Monitor and manage the progress of projects assigned to ensure programmes remains achievable.
* Assist in the preparation of pre-qualification documents.
* Production of competitive and realistic tender plans and programmes.
* Production and management of material and subcontractor procurement schedules.
* Assist in the preparation of contract claims and delay analysis.
* Ensure site teams, sub-contractors, suppliers and clients are fully updated with progress at all times.
Additional responsibilities/Roles
* Understanding project specific constraints; prepare site logistics, traffic management plans and compound arrangements.
* Liaise with clients, design teams, sub-contractors and suppliers to manage and progress designs.
* Ensure site teams and sub-contractors have the latest drawings and specifications available to complete their roles effectively.
* Ensure the daily site activities with site teams to progress projects inline with contract programme.
* Prepare target programmes for site teams and sub-contractors where applicable.
* Liaise with project surveyors to track and co-manage sub-contractor procurement.
* Obtain programmes and methods advice from key trade contractors / suppliers.
* Prepare and assist site teams with contract programmes with all logic links and critical paths, master information required schedules, buying, design and procurement programmes, progress reports, and short term programmes.
* Report project progress and any other issues to Framework Manager.
* Manage site team performance and find solutions to on-site problems as they arise maintaining project progress.
* Attend Pre-qualification interviews and presentations when required.
* Attend post-tender interviews and presentation as necessary.
* Form relationships with clients, design consultants and supply chain.
* Manage planning team to maintain performance of department in line with company requirements.
* Promote and maintain the image of Quinn London.
* Maintain ones knowledge of industry developments and innovations to give Quinn London a competitive edge.
Technical expertise
* M.C.I.O.B /or OND Construction and Civil Engineering or HNC in Building Studies or Degree in Construction Project Management.
* CITB Site Management Safety Training Scheme (SMSTS).
* Construction Skills Certification Scheme (Black Card).
* Temporary Works Coordinator Trained (Preferable).
External and internal interaction
* Prove they can successfully develop a positive client / design team working relationships.
* Excellent communication skills, both written and verbal.
Key experience
* Extensive experience of leading multiple teams on restoration, refurbishment and new build projects arranging from £1-£10m in value.
* All forms of contract including NEC, Partnering, and all forms of JCT contracts including design and build.
Other attainments
* Promote and maintain the highest standards of customer delivery and client satisfaction, whilst encouraging and demanding operational excellence and high delivery standards throughout my team, across a varied portfolio of projects.
* Able to build and develop lasting client relationships.
