Our services on the MoD Housing contracts have seen a significant amount of growth over recent years, and this is continuing as we start 2025! We have recently been awarded a brand new area across Aldershot to provide operational support in the preparation and maintenance of Service Family Accommodation throughout the area.
To support this expansion, we are looking for an experienced Area Manager to join our team on a permanent and full-time basis to oversee the operational delivery and team management for both the Reactive and Void contract in Aldershot. You will need to develop and nurture the relationship between Antac and our client as well as growing a high-performing team to execute the agreed contract.
Your responsibilities will include (but not limited to):
* You will be responsible for overseeing the entire contract and will need to ensure that all work is being delivered within the contractual terms and to a high standard.
* Managing Delivery Managers to ensure audits and checks are being completed across the various sites. This will include work in progress, H&S audits, and 'don't walk by'.
* Ensure Managers are effectively managing resources, schedules, and personnel to meet operational goals, having regular check-ins with the direct team.
* Compile monthly/quarterly reports to include deliverables, statistical data including performance indicators; analyzing results, identifying trends, and implementing appropriate actions.
* Direct team management for leading and supporting a team of Delivery Managers, Health & Safety, Stockman, M&E Supervisor, QS, and Office Manager, with overall responsibility for a team of 50+.
* Create a supportive, fair, and positive culture within which team members are motivated and can develop and maximize their skills and abilities.
* Conduct regular performance reviews and provide coaching, training, and support to ensure high team performance and engagement.
* Build a relationship with our client, working proactively with key partners and stakeholders to create a collaborative approach to deliver a quality service.
* Support Account Director with Profit and Loss Monthly reviews, effectively managing delegated budgets ensuring monthly monitoring of spend, trend analysis, exception reporting, and remedial actions for any under/overspend.
* Manage the subcontractors that are supporting the contract to ensure that they work within the correct parameters and to a high standard.
* The Area Manager will also have overall responsibility for asset management across the contract such as equipment, stock authorization, fleet, etc., but daily tasks will be delegated to members of the team.
Experience Required:
* You must have proven experience as Area Manager, preferably in Housing or a similar environment. It would be preferable that you have worked on an MoD Housing contract previously and will have an understanding of the deliverables required.
* You will also have demonstrable experience in managing large teams, monitoring performance, and delivering projects effectively.
* To be successful in the role, you will need to have excellent communication skills and be able to liaise with stakeholders both internally and externally.
* Strong problem-solving ability to overcome challenges.
* High level of attention to detail.
* Ability to manage multiple tasks and priorities simultaneously.
* Knowledge of health, safety, and compliance regulations in maintenance environments.
* IOSH/NEBOSH qualification (preferred).
* Valid driving license.
* Proficiency in Microsoft Office Suite and asset management systems.
To be a successful Area Manager within MoD Housing, it is imperative that you are adaptable and flexible to changing priorities. The contract requirements can regularly change and it is important that the manager is able to communicate this effectively to the team to ensure that they understand their deliverables as well. You need to be a motivational leader and able to work in collaboration with the wider team to meet the contractual requirements.
