Duration: Permanent
Location: This role is based in The Quadrant:MK. This role is a full-time opportunity, flexible working patterns will be considered. For Quadrant:MK, you must live within 75 of The Quadrant.
Band & Salary: Band 5 27,000 - 31,925

Brief Description
Who are we looking for?
Contribute to the maximisation of the income potential of the portfolio through the rent review and lease renewal process.
Undertake valuations, negotiations, service of notices, instructions for rent review and lease renewals for approval.
Liaise with Network Rail's solicitors and external solicitors as appropriate.
Assist in the undertaking of Network Rail's obligations as a landlord including enforcement of tenants covenants. Assist in ensuring all properties are maintained so as to minimise risk to Network Rail's Operational infrastructure.
Assist with the management of tenant credit control, service charges and tenant issues and queries on a day-to-day basis.
Complete required documentation in a satisfactory and timely manner.
Provide support for administrative tasks as required / directed.

Network Rail is one of the largest land property owners in the country. The Property team is responsible for generating sustainable income from the estate for re-investment in our rail infrastructure. The team's diverse portfolio encompasses all 'non-operational' property and its mission is to drive the best possible value from the estate by focusing on ways of creating sustainable income for re-investment in our rail infrastructure.
The National Portfolios team works with a wide range of third parties in the Telecoms, Energy and Utility industries in addition to other commercial entities to complete Property Transactions to support their businesses' critical infrastructure, whilst protecting Network Rail's interests.
What does the average day look like?

By building strong relationships with stakeholders, colleagues, and external partners, we ensure efficient and effective service delivery. Our approach integrates sustainability, safety, and financial responsibility, contributing to a safe rail system and enhanced operational efficiency. We continuously seek opportunities to refine our strategies and processes, aligning with best practices whilst sharing knowledge across our team. With a focus on excellence, we manage property transactions, provide expert advice, and support projects to drive positive outcomes for all.
You will support in the management of a National Portfolio, consisting of 3rd party infrastructure assets, and working as part of a team you will contribute to the delivery of circa 28 million per annum. The work you will be involved with includes (but is not exclusive to) managing consents, renewals of agreements, rent reviews, new business, debt management, and other property-related matters. This post would be suitable for a candidate who is interested in training to be a Chartered Surveyor.
Essential Criteria
Property degree or relevant qualification.
Good communication and negotiation skills.
Positive and proactive team player.
Desirable Criteria
Training for RICS qualification.
Proven experience of managing a range of property transactions.
Understanding of the rail industry and rail legislation.
Full Driving Licence.
