Maintenance Surveyor (Voids)- Bedfordshire
Are you a dedicated and skilled professional with a passion for delivering high-quality property maintenance services? We are looking for someone to join a dynamic team as a Maintenance Surveyor (Voids) and play a key role in ensuring our properties meet and exceed industry standards.
Position: Maintenance Surveyor (Voids)
Reporting to: Voids Manager
Location: Bedfordshire
Employment Type: Contract minimum 3 month
Key Responsibilities:
1. Technical Inspections: Conduct various inspections, including End of Tenancy, Void Repairs Specification, Work In Progress, Post Inspection Surveys, Damp and Mould Inspections, and Stock Condition Surveys. Ensure accurate reports and timely job initiation.
2. Project Management: Oversee void repair works, ensuring quality, cost-effectiveness, and adherence to schedules. Liaise with contractors to guarantee completion as expected.
3. Health, Safety, and Environment: Adhere to health and safety procedures, ensure contractors comply with relevant legislation, and conduct regular site inspections.
4. Contractor Supervision: Supervise on-site contractor work, address performance issues, and conduct joint visits for work specification and post-inspection.
5. Customer Service: Provide excellent customer-centric service, maintain high customer satisfaction, and offer technical support across the business.
6. Compliance: Ensure adherence to financial regulations, policies, procedures, and GDPR compliance.
Person Requirements:
Essential Skills:
7. Strong numeracy and communication skills with the ability to produce high-quality reports.
8. Proficient in IT, particularly Microsoft Office.
9. Excellent customer care skills and a commitment to equality, diversity, and inclusion.
10. Self-motivated and proactive with the ability to work independently.
11. Strong negotiation and influencing skills.
12. Ability to handle difficult situations and customers effectively.
Essential Knowledge and Experience:
13. In-depth understanding of building construction, maintenance, and relevant legislation.
14. Experience with schedule of rates and health and safety legislation.
Desirable Qualifications:
15. ONC/HNC or NVQ Level 3 or higher in a relevant construction subject.
16. Relevant professional trade qualification (L3 or higher).
17. Certified HHSRS practitioner.
18. Or qualified by experience.
