Reporting to the Commercial Manager, you will be responsible for managing costs relating to residential developments, with the focus being to minimise costs on projects whilst still achieving the required standards and quality. In this role you will be involved from inception, right through to completion. This will include budget control, procurement of sub-contractors, arranging valuation reports, and providing support to the commercial and site teams. You will be dedicated to building excellence through efficient and value based procurement programs.
Key Responsibilities
1. Cost Management & Forecasting Manage, produce, and forecast build costs for developments, ensuring alignment with company policies and procedures. Oversee sub-contract procurement, payments, and valuations.
2. Construction Knowledge & Compliance Stay informed on new materials and construction methods while maintaining a strong understanding of relevant regulations, codes of practice, and NHBC and LABC requirements.
3. Budgeting & Costing Contribute to design concepts to ensure financial feasibility and accurately cost all aspects of site development.
4. Site Start Preparation Collaborate with relevant departments to compile the Site Start budget, supporting the commencement of construction and marketing activities.
5. Procurement & Subcontractor Management Lead tender preparation and subcontractor procurement. Manage the subcontractor payment process, supporting the payments team in ensuring timely and accurate transactions.
6. Performance Monitoring Work alongside the site management team to conduct subcontractor performance reviews as required.
7. Budget Control Maintain budget oversight throughout the development, managing cost overruns within contingency levels. Secure approval for variations exceeding budgetary constraints.
8. Reporting & Meetings Prepare, analyse, and present reports on a weekly, monthly, and quarterly basis. Attend management and departmental meetings, which may be held at various locations.
What you will bring
9. Experience as a Quantity Surveyor in the housebuilding industry preferred.
10. Strong knowledge of quantity surveying and contractual procedures, ideally within housebuilding.
11. Understanding of material procurement and cost estimation for new developments.
12. Highly numerate with attention to detail, capable of interpreting and presenting budget and valuation data.
13. Composed under pressure with excellent communication and interpersonal skills.
14. Ability to work collaboratively within a team and independently while managing external relationships.
15. Experience in dispute resolution.
16. Organised, self-motivated, and capable of taking ownership of projects.
17. Strong IT skills, particularly within a commercial environment.
18. Ability to work on own initiative with a professional and customer-focused approach.

20. Full UK driving licence.
