Why is the role important? The Building Surveyor provides a range of professional, advisory and technical services related to the repair, maintenance, development and changes to Bolton at Home assets, property and land. The role is important to ensure housing projects reflect the needs and requirements of Bolton at Homes housing commitments within local communities helping to maintain and improve our assets. Key Outcomes Be integral to the delivery of vital repairs and maintenance works on our properties, to ensure our customers live in good quality, safe homes, through the planning, monitoring and control of projects. Ensure the organisations commitment to working with customers and getting it right first time. Play a key role in ensuring the organisation demonstrates commercial awareness, with an understanding of the environment that Bolton at Home operates within. To be a proactive member of the Bolton at home team; continually seeking to improve outcomes and develop your own skills and the performance of the team. You will seek to improve processes and ensure value for money. Whats involved? Advise line managers and other stake holders in all matters relating to the repairs, maintenance, development and alteration of Bolton at Homes stock. Manage projects from inception through to completion, including administrative, physical, and financial responsibilities for the operational delivery of construction works, contracts and projects. Monitor and control predetermined grant and contract scheme budgets. Work alongside our procurement team, to procure goods and services for the delivery of construction works. Conduct pre, on site, and post-inspection surveys to diagnose potential or existing defects and/or areas of disrepair and ensure their effective resolution. Produce CAD generated contract drawings and documentation including schedules of work, using both JCT & other standard forms of contracts. Prepare detailed quantity and costs estimates and undertake cost analysis of tenders. Determine and issue site instructions and variations orders. Prepare contract valuations and certificates. Prepare and review Safety Plans in line with CDM(2015) and Safety Files for approval and carry out risk assessments. Work with a wide range of stakeholders, customers and external agencies in the development of complex schemes, projects and programmes.
