Job Title: General Manager - Build-to-Rent (BTR)

Salary: £45,000 - £55,000 + Bonus
An exciting opportunity has arisen for a highly skilled and motivated General Manager to lead a Build-to-Rent (BTR) development in Cardiff. This role is perfect for someone who thrives in a fast-paced environment and has a passion for delivering exceptional customer service, while overseeing day-to-day operations and a dedicated team.
About the Role:
As the General Manager, you will be responsible for managing the entire site operations. This is a hands-on role where you will lead a team, managing lettings, customer service, and maintenance functions, with the backing of a central team and colleagues across the UK.
Key duties will include:
* Managing and leading a team, ensuring all operational and customer service targets are met.
* Overseeing the lettings process, including achieving optimal rental rates and lease-up targets.
* Taking charge of property management, including maintaining the building's condition and coordinating necessary repairs and improvements.
* Ensuring excellent customer service, fostering a welcoming environment for all residents.
* Managing commercial aspects, such as operational and financial budgets, KPI reporting, and rent collection.
Key Skills and Experience:
We are seeking candidates with the following qualities:
* Sales experience: Ideally within a lettings, residential property or hospitality environment, with a strong ability to drive occupancy and rental performance.
* Customer-focused: A genuine passion for delivering outstanding customer service and a hands-on approach to solving challenges.
* Team leadership: Proven experience in managing and motivating teams, with a focus on achieving individual and team goals.
* Operational and financial acumen: Comfortable with reporting, financial management, and performance metrics.
* Property experience: Previous experience in residential property (PRS, BTR, PBSA) or hospitality is highly desirable.
* Organisational skills: Highly organised and able to thrive in a fast-paced environment.
Key Responsibilities:
* Lettings: Drive occupancy by leading a structured and efficient lettings process. Manage resident viewings, referencing, tenancy agreements, and move-ins.
* Property Management: Ensure the building is well-maintained, with regular walkarounds, safety checks, and effective management of contractors.
* Customer Service: Lead your team to provide a welcoming environment, respond to resident needs, and gather feedback to enhance resident satisfaction.
* Team Leadership: Recruit, train, and develop a high-performing team, while providing regular feedback and performance reviews.
* Financial and Commercial: Draft and manage operational budgets, monitor performance against KPIs, and ensure rent collection and arrears management.
