About the role
Working in a small, but committed team of Project Managers, the ideal candidate can look forward to delivering a range of projects, including refurbishment, maintenance and engineering, from a value of £10,000 to £2,000,000 on our vast and varied estate. The role requires the delivery of projects from inception through to completion, including the following core tasks:
* Identify stakeholders and implement communication plans.
* Identify professional appointments needed, appoint design team and agreeing scope of work.
* Appoint suitable contractors.
* Ensure roles and duties under CDM Regulations are upheld.
* Obtain statutory approvals.
* Select suitable contract / terms of engagement and administer accordingly.
* Report on the project in line with the university’s reporting template, including risk identification and management.
* Chair design, pre-start and progress meetings.
* Control the project budget.
* Manage the interface between university activities and the construction works.
* Carry out key stage inspections to establish the standard for of the work and ensure that the works are aligned with the specification.
* Complete handover process in line with both contractual mechanisms, as well as internal procedures.
This role is part of the Estates department out of hours rota, providing a first response to urgent estates related issues, which occur outside the normal operating hours. On call rates will apply and be discussed at interview.
About You
We are looking for a creative Project Manager who is experienced in delivering exciting student environments to join a progressive Estates department. The role requires somebody who can work both independently, as well as a part of a team, to deliver projects from initial inception, through to design, construction, and completion.
You will be highly motivated, diligent and be able to demonstrate an outstanding level of Project Management skills acquired across multi-faceted organisations. You will have an in-depth knowledge and experience of construction project management, preferably within the Higher Education sector.
A customer service ethos which matches the University’s values and behaviours is essential; outstanding communication, persuasion and influencing skills are a must, as is a drive for continuous improvement and a determination for excellence.
You will demonstrate an ability and genuine interest in keeping abreast of the external environment with regards to relevant construction industry and higher education developments.
You will have a minimum of HND in a relevant discipline and have excellent organisational, IT and project management skills.
Principal accountabilities
* Manage multiple building or building-services development projects from inception to completion, including identification and engagement of key stakeholders, client liaison, control of design team, preparation of tender documentation, cost estimating and budget analysis/control.
* Ensure successful delivery of projects in respect of quality/time/cost, taking responsibility for establishing and maintaining excellent communication links with a range of internal and external stakeholders so that the project can be delivered around the university’s key activities.
* Compiling tender documents and detailed specifications for building development projects and/or repairs of a specialist nature, e.g. re-roofing works, fire precaution works etc.
* Supervise the works through the entire project life cycle, including quality audits, programme monitoring and contract administration (e.g. valuation payments, variation orders and the like) required to ensure the efficient running and successful delivery of the contract.
* Observe procedures and policies relative to the scope of works to ensure compliance with statutory legislation and University directives, including CDM Regulations and The Building Safety Act.
* Work with the internal H&S Adviser and/or external Principal Designers to ensure the safety and wellbeing of staff, students and the general public during construction activities.
* Using AutoCAD to provide, for example, floor layouts for both tender documentation and feasibility studies.
* The post-holder will be part of the Estate department on-call rota, providing first line response out-of-hours with remuneration in line with the University’s current policy.
* Continued professional development by attending seminars and courses relevant to the scope of works.
* Carry out any other duties as may, from time to time, be required and appropriate to the post.

Qualifications
* Relevant qualification to at least HND level in a building or building services related discipline
Experience
* Demonstrable experience working in a contract / project management role, with a focus on delivering construction projects, preferably in the higher education sector
Skills, knowledge & abilities
* Strong IT skills, in particular with the use of project-related software (e.g. MS Project, Excel)
* Excellent written and verbal communication skills
* Thorough understanding in the use and application of the Building Regulations and CDM Regulations
* Ability to manage a portfolio of projects with often competing priorities
* Well-developed interpersonal and relationship-building skills
* Highly motivated to deliver to tight deadlines with a demanding environment
* Able to demonstrate a creative and innovative approach to problem solving
* An inherent customer service ethos
Business requirements
* Willingness and flexibility to travel and work between University and external sites in a cost effective and timely manner
* A completed DBS check
Desirable Criteria
Qualifications
* Membership of a professional body relevant to either construction or project management (e.g. CIOB, RICS, CMI)
* Qualification in project management (e.g. PRINCE 2 or API) and/or health & safety (e.g. IOSH)
* Degree in Construction or Building Services related field
Skills, knowledge and abilities
* Knowledge of asbestos management and associated procedures in relation to building development
* Demonstrable proficiency in the use of AutoCAD
* Strong knowledge of contract administration and contract law (notably JCT and NEC suite of contracts)
* Knowledge of project management software.
