Assistant Property Manager

The purpose of this role is to provide a full property management service for STARK brand(s) or businesses by providing professional, knowledgeable, and innovative property solutions in conjunction with a team of internally employed professionals and external service providers.
What you’ll be doing:
1. Assist in the provision of a full property management service including Rent Reviews, Lease Negotiations, Dilapidation Negotiations, Surplus Property Management/Disposals, and Dispute Resolution.
2. Assist in the provision of advice and recommendations regarding existing and future portfolio decisions.
3. Assist in the delivery of an effective property strategy and resulting action plans/programs in line with the business’s needs.
4. Monitor budgets for rent, rates, service charge, and insurance.
5. Identify and share best practices, particularly from within the sector.
6. Create and manage a network of contacts within STARK and with commercial property and other professional service providers.
7. Attend and actively participate in all related meetings, providing updates and feedback on property and activity.
8. Assist the Property Managers in the provision of a property management service to STARK brand(s) or business.
9. Fulfill expectations of brands/businesses and make/implement recommendations.
10. Contribute to decision-making processes that relate to the brands' strategic plans.
11. Work in partnership with others and as part of cross-departmental teams to ensure communications within and between the teams are effective and successful outcomes delivered.
12. Work with the Development Team to provide innovative property solutions.
What you’ll need to have:
1. Experience of commercial property management and property asset management.
2. Knowledge of property management, Landlord and Tenant practices, laws, rules, and regulations.
3. Awareness of issues affecting property occupiers including legislation, taxation, finance, and government policy.
4. Strong communicator at all levels, with a variety of stakeholders.
5. Commercially aware, conscious of the importance of property-related decisions within STARK.
6. Practical experience as a negotiator with a focus on deriving business advantage from property transactions.
7. Ability to take ownership and responsibility for delegated tasks and projects.
8. IT literate with experience of relevant IT packages and software.
Desirable:
1. Membership of RICS/other professional body.
2. RICS Qualification.
