The Opportunity
We have a fantastic opportunity for a permanent Building Surveyor to join our Consulting team. With shared office space in Manchester we welcome applications from Building Surveyors across these regions.
The role
Our Building Surveyors play an important part within our Asset Surveys & Maintenance team and alongside our clients. As a Building Surveyor you will provide effective support and assistance to your Team Leader on a variety of Prison, Schools and Healthcare schemes whilst taking the lead on projects and mentoring junior members of the team.
Responsibilities include:
1. Condition Assessment:
o Inspect buildings and systems (electrical, plumbing, HVAC).
o Identify defects and potential hazards.
2. Asset Documentation:
o Inventory and document all assets.
o Maintain detailed records with photos and descriptions.
3. Compliance and Safety:
o Ensure compliance with regulations and safety standards.
o Conduct safety audits.
4. Reporting and Recommendations:
o Prepare detailed reports with findings and recommendations.
o Provide cost estimates for repairs and maintenance.
5. Project Management:
o Develop and implement maintenance schedules.
o Oversee repair and maintenance work.
6. Stakeholder Communication:
o Communicate findings to facility managers and stakeholders.
o Collaborate with other professionals (architects, engineers, contractors).
7. Special Considerations:
o Follow security protocols in prisons.
o Minimize disruption in schools and healthcare facilities.
8. Sustainability:
o Recommend energy efficiency improvements.
What you will bring to us:
Educational Background
* Degree in Building Surveying or a related field such as civil engineering, architecture, or construction management.
* Professional Qualifications such as membership in the Royal Institution of Chartered Surveyors (RICS) or similar professional bodies.
Technical Skills
* Condition Assessment: Experience in inspecting buildings and assessing the condition of various systems (structural, electrical, plumbing, HVAC).
* Defect Diagnosis: Ability to identify defects and hazards.
* Regulatory Knowledge: Familiarity with local, state, and federal building codes and safety regulations.
Asset Management
* Inventory Management: Experience in creating and maintaining asset inventories.
* Documentation: Proficiency in detailed record-keeping and report writing.
Project Management
* Maintenance Planning: Experience in developing and implementing maintenance schedules.
* Repair Oversight: Supervising repair and maintenance projects to ensure quality and timely completion.
Communication and Collaboration
* Stakeholder Engagement: Experience in communicating findings and recommendations to facility managers and other stakeholders.
* Team Collaboration: Working with architects, engineers, contractors, and other professionals.
Sector-Specific Experience
* High-Security Environments: Experience working in secure environments like prisons, adhering to strict security protocols.
* Educational and Healthcare Facilities: Familiarity with the operational needs and regulatory requirements specific to schools and healthcare facilities.
Use of Technology
* Advanced Tools: Proficiency with tools and software such as Building Information Modeling (BIM), AutoCAD, and asset management systems.
Sustainability and Energy Efficiency
* Sustainable Practices: Knowledge of sustainable building practices and energy efficiency improvements.
