We are recruiting for a New Home Sales Manager to cover the Midlands area. You will inspire and support the sales team whilst enhancing the brand of this privately owned house builder.
Responsibilities:
* Assist in developing tailored marketing strategies for each site, ensuring access to top-notch market intelligence, and evaluating the effectiveness of advertising expenditures to maximize sales revenue.
* Oversee all site setup activities; with the support of the Marketing Coordinator, ensure sales offices are opened on schedule and within budget.
* Provide precise market research reports to support land appraisals. Attend launches and promotional events for both assigned developments and other sites as needed.
* Ensure that each development meets the company's targets for reservations and completions on a monthly, quarterly, half-yearly, and yearly basis, as well as achieving goals for turnover, timescale to exchange, forward sales, sale of stock units, PBT, and ROCE.
* Stay informed about local competitors' sites, products, and promotions, and report accurate information during marketing meetings.
* Prepare and submit detailed marketing reports.
* Promote high standards for site, show home, marketing suite, and staff presentation.
* Ensure that each site effectively utilizes the services of designated IFAs and solicitors.
* Work with the Sales Director to establish a strong estate agency network for each site.
* Guarantee that all sales literature and materials are current and compliant with NHQB
* Propose strategies to attract sufficient quality visitors to meet reservation targets for each site.
* Verify the accuracy of weekly sales figures and ensure timely distribution of weekly reports according to deadlines.
* Review sales invoices against purchase orders for site sales and provide initial approval before final authorisation by the Sales Director.
* Maintain site rota system to ensure sites are covered at all times.
* Monitor sales and marketing expenditures for each site to ensure they remain within budget, and notify the Head of Sales / Sales Director of any potential budget overruns.
* Identify opportunities for new sales releases and propose pricing strategies.
* Respond promptly to administrative inquiries from customers and solicitors.
* Conduct regular site meetings with Sales Consultants.
* Participate in weekly Sales and Build meetings, assisting in resolving issues and providing support.
* Regularly meet with Construction Managers, including conducting joint inspections of show homes and marketing suite areas.
* Ensure strict compliance with company procedures.
* Oversee and manage ‘Keymove’ and Part Exchange properties.
* Ensure the sales team effectively utilizes COINS and keep data upto date.
* Prioritize tasks to ensure efficient completion by Friday close.
* Uphold Customer Service standards, ensuring compliance with company policies and procedures.
* Conduct audit checks for plot handovers and routinely inspect 'build complete' properties to verify that high standards are maintained.
* Assess and provide feedback on potential improvements.
* Dedicate quality time to all developments and with Sales Consultants to ensure they remain engaged in daily site operations. This typically involves scheduling one-on-one meetings on a weekly basis.
* Review, observe, and audit all aspects of on-site sales activities. Complete all necessary Standards checklists. Provide coaching, mentoring, and performance management for Sales Consultants as needed. Identify areas for development, create action plans to address these needs, and monitor progress.
* Ensure that all enquiries are handled promptly and that regular follow-ups are conducted in a timely manner.
* Review the outcomes of any ‘mystery shopping’ exercises and implement measures to address any identified weaknesses.
* Lead, motivate, communicate with, and evaluate team members to ensure they are fully driven to achieve optimal performance in line with the company’s business objectives. Ensure adherence to all relevant company policies and procedures.
* Support the recruitment process for Sales Consultants, ensuring that induction plans for new hires are reviewed and completed within the specified timeframes.
* Manage team performance.
* Adhere to the responsibilities outlined in the Group’s Health and Safety policy to ensure a safe environment for both sales department employees and customers.
* Always follow all other relevant company policies, procedures, and instructions.
* Introduce new ideas and methods and encourage staff to provide constructive feedback for improving any aspect of their work. Continue to explore new ways to enhance the division's contributions to its goals and improve the company's reputation.

* Willing to work flexible hours and days (with appropriate notice) to accommodate changing business needs.
