Area Manager
Surrey
£40,500 + car allowance
My client is seeking an experienced Area Manager to join their organisation. You will be leading and supporting a team of Estate Managers to ensure all the estates within your portfolio meet compliance requirements and provide an award-winning level of customer service. You will:
1. Cover a portfolio of estates across the South of England
2. Ensure all estate services are compliant with all legislative and regulatory requirements
3. Lead, motivate and manage team members
4. Monitor the service and provide effective solutions for improvement
5. Plan, control and authorise expenditure to ensure value for money is achieved for customers and leaseholders
6. Take swift action to resolve issues & report any significant areas of concern to the Head of Operations
7. Comply with internal reporting requirements to enable the leadership team to track business performance effectively
8. Network and build strong working relationships based on trust, with all stakeholders
9. Represent the business at stakeholder meetings providing supporting reports as required
10. Manage higher value/complex work contracts and projects to ensure work is delivered to time, budget and agreed quality standards
11. Identify opportunities to continually improve the business such as enhancing working practices, expanding the portfolio, achieving cost efficiencies.
The ideal candidate will:
1. Ideally be IRPM Qualified
2. Must have leasehold management experience
3. Deal effectively with the unexpected and enjoy overcoming difficult challenges
4. Be an experienced Line Manager (you will be managing a geographically dispersed team of lone workers)
5. Understand and have experience of Section 20 of the Landlord and Tenants Act
6. Know how to set budgets
7. Be experienced in holding resident meetings - i.e. Budget and Accounts meetings
8. Be comfortable using own initiative to resolve issues calmly and to make things happen
9. Have a positive and proactive attitude
10. Have the ability to manage conflicting priorities and demonstrate a progressive approach
11. Have experience of leading & developing high performance teams
12. Have excellent communication skills
13. Work with a high level of detail
14. Have advanced working knowledge on Microsoft Office
15. Ideally have an understanding of QUBE software systems
16. Be willing to travel on a day-to-day basis
17. Have a full clean driving licence and use of a car
Working hours are Monday to Friday 9am to 5pm.
