Job Description: Property/Block Manager
Location: Hastings, East Sussex Hybrid
Salary: £35,000 per annum basic, plus commission structure circa £5,000 per annum OTE, plus annual company performance bonus.
Hours: Monday - Friday, 09:00 - 17:30 with some Saturday coverage

Position Overview
We are seeking a proactive and experienced Lettings Senior Property Manager to join our national team. The successful candidate will be responsible for managing a portfolio of residential properties across Sussex, ensuring all aspects of Property Management and Block Management are handled efficiently and effectively.
Key Responsibilities
* Property / Block Management: Manage a portfolio of residential properties, ensuring all properties are well-maintained and comply with relevant regulations.
* Tenant Relations: Act as the primary point of contact for tenants, addressing their needs and concerns promptly and professionally. Handle tenant queries, maintenance requests, and any other property-related issues.
* Property Inspections: Conduct regular property inspections, ensuring that properties are kept in good condition and any necessary repairs or maintenance are carried out in a timely manner.
* Viewings: Undertaking block viewings with tenants.
* Maintenance Coordination: Coordinate with contractors and service providers to manage property repairs and maintenance, ensuring all work is completed to a high standard.
* Compliance: Ensure all properties comply with relevant health and safety regulations, including obtaining and maintaining necessary certifications (e.g., Gas Safety Certificates, EPCs).
* Reporting: Provide regular updates and reports to landlords, keeping them informed about their properties, tenants, and any ongoing issues.
Skills and Qualifications
* Experience: Property/Block Management experience required.
* Qualification: Propertymark Level Three qualification in residential lettings and property management.
* Knowledge: Strong understanding of UK property laws and regulations, particularly relating to lettings and tenant management.
* Communication: Excellent communication and interpersonal skills, with the ability to build strong relationships with landlords, tenants, and contractors.
* Organisation: Highly organised with strong attention to detail, capable of managing multiple tasks and priorities simultaneously.
* Problem-Solving: Ability to handle issues proactively and resolve problems efficiently.
* IT Skills: Proficient in the use of property management software and other relevant IT tools.
* Drive: Ambition and the drive to progress within the organisation, with a desire to take on more responsibility and grow within the company.
