The Senior Quantity Surveyor plays a vital role in taking accountability of the success of the delivery of the Commercial team. From the procurement of all trades and sub-contractors in the most commercially focused manner, balancing quality against the assigned budget, to the ability to deliver per build programme; no two days are the same in this dynamic position. We are looking for someone who can build and maintain strong relationships with sub-contractors, stakeholders and colleagues across a variety of departments. With excellent knowledge of costs to build on each house type, you will secure the best contracts based on deliverables and costs within the region. We’re looking for someone who has Excellent interpersonal and negotiating skills Experience of using COINS Knowledge of building regulations and legislation requirements Knowledge of construction methods and materials Excellent attention to detail Strong cost management and budgeting skills Line Management experience to support Is highly organised and able to prioritise and work well under pressure to deadlines. As part of working for Newett Homes and specifically for this role we offer Competitive Salary Competitive Bonus Scheme Company car allowance 25 days holiday (which will increase with time of service) Pension contribution Health Insurance Reporting to the Commercial Director, you will be expected to Manage sub-contractor tenders and compiling tender packages Construction cost analysis preparation relating to the tender Attend, and chair where required, all relevant meetings with stakeholders Liaise and provide cost implication advice across other departments within the business to assist in the successful delivery Assess site staffing levels and build programmes with the Construction Director against costs Oversee, place and manage subcontractor orders, negotiating the contract sum Carry out pre-order meetings including all necessary Health & Safety requirements Issue revised contract drawings to subcontractors; negotiating the cost of variations including liaising between Buyers and Production Managers Arrange, maintain and analyse subcontractor payments Liaise with build department on sub-contractors’ performance and compliance with order conditions, manage performance accordingly and take action where necessary to remedy poor performance Set up and regularly review with the site management team the tick sheet to facilitate sub-contract contract work payment To liaise with company management and provide all necessary forecast and site budget information to meet the business’s reporting requirements and support with developing board pack reports Control and report post contract cost movements per development every month to the Commercial Director as required Review professional fee provisions and statutory service cost, and credits, with the Technical department as part of the cost to complete reporting Ensure invoices/applications for payments are processed in accordance with Newett Homes Standard Terms and Conditions of Contract You must have HNC/HND/ Degree in Surveying or equivalent Demonstrable experience within a similar role within house building Full and clean driving licence If you are interested in this role, please submit your covering letter and CV.
