* Manage the Hard services contract to keep the asset in an acceptable condition as laid out in the contract scope, audit results and KPI's
* Manage the soft services and all other associated contracts to maintain the agreed service levels. Managed through the contract scopes, audits results and KPI's
* Responsible for the maintenance and management of emergency plans ensuring optimum team preparedness for crisis situations.
* Responsible for managing the asset so that it is maintained and run in the most efficient and sustainable way while still delivering a service to our occupiers in the common areas
* Maintain key performance of the contractors using the key performance indicators set out for the individual contracts and budgetary constraints
* Manage the delivery of the team duty rota's as directed by the Centre Director
* Health and safety management responsibility, on a day to day basis, as directed by the Centre Director
* Responsibility for health and safety management and the development of a strong culture
* Responsible for Environmental Management Systems, as directed by the Centre Director
* Adhere to all company policies and procedures
* Undertake any other reasonable duties as required to meet the needs of the business
* Undertake operational management responsibilities as necessary
* You are part of the senior management on call rota and a nominated representative of the Centre Director
* Responsible for any actions arising from audits carried out at the asset relating to your area of responsibility
* Ensure high levels of customer service
* Input into local budgeting and business planning as required
Key Measures of Success
* Ensuring excellent outcomes for monthly Health and Safety KPI's and all audit programmes
* Keeping within set budget constraints
* Maintaining records of performance of all contractors
* Delivery of business plan objectives
Health and Safety qualification NEBOSH general certificate or equivalent
* Fire safety qualification NEBOSH Fire Safety or equivalent is desirable, Proven leadership in Facilities Management or a specialised facilities management discipline
* Membership of IWFM or similar would be preferred
* Excellent communication skills
* Stakeholder management experience
* Ability to accurately implement plans and initiatives
* Track record of budgetary and key performance indicator management
* Understanding of RICS compliant service charge management in commercial property
