Location : Preston
Salary: £24,000 - £27,000 per year (depending on experience)
Job Type : Full-time, Permanent
Hours : 09:30 to 17:30 Monday to Friday - Availability on alternative Saturdays 09:30 to 12:30.

The Role

They are looking for someone who will take real ownership of their Sales and Lettings department whist passionately helping to grow the portfolio and offering the highest standards in customer service.
You will be required to maintain strong relationships with landlords, vendors and provide excellent customer service to landlords, tenants, vendors, buyers and contractors. Key Responsibilities
Manage the lettings process and team from start to finish, including property viewings, negotiations, tenancy agreements, inventories, check in appointments, inspections, maintenance and check out appointments.
Market properties with high-quality property photos with accurate descriptions for market listings.
Complete referencing on potential tenants and verify references ensuring AML processes are met.
Coordinate property maintenance and repairs are managed well.
Deposit handling and Dispute Resolution
Serving legal Notices with a deep understanding of property repossession process.
Manage Sales process from start to finish including sales generations
Ensure compliance with relevant laws and regulations.
Improve your lettings and sales knowledge to best advise your clients.
Generating leads and new opportunities for both lettings and sales.
Maintaining and updating databases and potential client records
Manage incoming calls, emails, and face-to-face interactions with a focus on maintaining high levels of customer service.
Manage clients both in and out of the office, ensuring their needs are met.
Pre-qualify potential applicants and arrange/conduct viewings.
Conduct market research to determine rental rates, conduct market appraisals, identifying client needs and aligning them with suitable service levels.
Negotiate contracts and fees, ensuring all necessary documentation is obtained before property marketing.
Build and nurture relationships, offering specialised advice to potential landlords and investors.
Negotiate tenancy terms with landlords and tenants.
Time to time be expected to undertake other duties to meet the needs of the company.
Have a deep understanding of their services and products,
Respond to inquiries promptly.
Provide excellent customer service to both landlords, tenants and vendors.
Lead by example to support and grow the team.
Skills and Qualifications
Preferred but not essential to have experience in Residential Sales and Lettings.
Extensive listing/valuation experience
Knowledge of Preston and surrounding areas (preferred but not essential)
Proven experience in property management in Sales and Lettings.
Extensive knowledge of property laws, regulations, and safety requirements.
Excellent interpersonal and communication skills to engage with tenants and landlords effectively.
Strong negotiation skills
Excellent organisational skills to manage day-to-day operations efficiently.
Experience in a fast-paced, busy environment.
Working knowledge of Microsoft packages and proficient keyboard skills.
Proficiency in using property management software and other relevant tools.
Exceptional organisational and time management skills to prioritise tasks effectively.
Ability to work independently and as part of a team, demonstrating leadership qualities.
Valid driver's license and own vehicle with business mileage covered by insurance is essential.
Strong written and verbal communication skill
