Senior Block Property Manager

* Are you an experienced Property Manager in Block Management?
* Do you have experience in forming and developing great relationships with customers and colleagues?
* Are you AIRPM or MIRPM qualified to join our Block and Portfolio Management team?
* Can you collaborate with others, sharing your property management knowledge and skills?
Responsibilities:
* Provide a high level of service and communication with all customers, including clients, leaseholders, tenants, and contractors using our leading IT system.
* Schedule and undertake inspections to ensure the properties you manage are maintained in a safe and satisfactory condition.
* Report to your clients on the findings of your inspections.
* Request quotes for works and appoint contractors in conjunction with the client.
* Process the works order and ensure the work is complete on time, to budget, and to a quality standard.
* Oversee the preparation and filing of Confirmation Statements and Company Secretarial documentation.
* Produce quarterly H&S reports for the properties in your portfolio.
* Organise AGMs for clients in your portfolio.
* Produce management and financial reports in advance of the client meetings you attend.
* Notify Client Accounts of any changes to billing arrangements, increases to fees, or charges.
* Work with the clients accounts team to prepare the annual service charge and budgets and CAPEX plans for your clients in a timely manner.
* Authorise and process contractor invoices promptly.
Requirements:
* Proven track record in team management and leadership.
* Strong knowledge of property management regulations and practices.
* Excellent communication and interpersonal skills.
* Ability to think strategically and make sound decisions under pressure.
* Exceptional organisational and time management skills.
* Proficiency in property management software and Microsoft Office Suite.
