Repairs Inspector needed in Nuneaton Paying £18.26 per hr ref 5263688 Full time hours on a temporary basis Overview: We are seeking a diligent and detail-oriented Repairs Inspector to join our team. The successful candidate will be responsible for conducting pre and post inspections of housing stock, annual visits, and Damp and Mould inspections to determine the necessary work. This role involves liaising with the Inspections team to ensure timely completion of works and maintaining high standards of quality and efficiency. Key Responsibilities: Conduct Inspections: Complete pre and post inspections of housing stock, annual visits, and Damp and Mould inspections to determine the work to be undertaken. Liaise with Inspections Team: Ensure works are carried out at the earliest opportunity by coordinating with the Inspections team. Efficient Data Collection: Carry out inspections logically and efficiently, collating information to enable timely execution of works and material ordering. Monitor Work Progress: Oversee work in progress by operatives, addressing their queries and reporting outcomes to the Inspections Team Leader. Contractor Performance: Ensure contractors meet performance targets and discuss any changes to agreed plans promptly to avoid delays. Tenant Liaison: Facilitate the satisfactory completion of all reactive repairs to a high standard, ensuring adherence to timescales. Quality Assurance: Ensure the quality of work within operatives’ trades meets the appropriate standards across all work streams. Collaboration: Work with Void and Planned Inspectors to rectify any substandard work on planned and voids projects. Cost Efficiency: Aim to achieve a cost-efficient service, advise on cost-effective contracted services, and approve invoices for small works (up to £5,000) following satisfactory completion. Emergency Response: Handle emergency asbestos incidents on site, limited to Category B training. Record Keeping: Maintain excellent records of repairs data, including details of works, timescales, and operatives' output, and make recommendations for service efficiency. Health and Safety: Ensure adherence to health and safety requirements in line with relevant risk assessments. Reactive Fencing Repairs: Conduct inspections for reactive fencing repairs. Best Practices: Identify and maintain areas of best practice to ensure repair costs are within allocated budgets and identify efficiencies. Void Process Management: Assist in the management and delivery of the void process, including inspections, contractor liaison, and documentation. Staff Training: Support and assist in training staff related to repairs. Quality Monitoring: Assist in carrying out quality monitoring and audit requirements. Ideal Qualifications: Proven experience in a similar role. Strong understanding of housing repairs and maintenance. Excellent communication and interpersonal skills. Ability to work collaboratively with various teams and stakeholders. Strong organisational and problem-solving skills. Knowledge of health and safety regulations.
