About Our Client
A leading legal and Estate Agency business To be responsible for managing your own portfolio of residential rental properties ensuring all aspects of the tenancy process goes smoothly. To be the main point of contact for your landlord clients and their tenants, to build positive relationships with them and acting on their behalf to ensure they meet legislative and tenancy obligations
Job Description
3. Ensure all business is conducted professionally, ethically and to the highest of customer service standards.
4. Overseeing repairs, maintenance, compliance, and property projects within your portfolio.
5. Completing property inspections and compliance checks, compiling reports in a clear and concise manner
6. Managing end of tenancy deposit negotiations and resolving any disputes, compiling evidence if required for adjudication or mediation purposes
7. Pro-actively dealing with difficult or sensitive issues including rental arrears, tenancy evictions, non-compliance issues, disputes etc
8. Willingness to hold in-person, telephone and virtual meetings with landlords, tenants, contractors or other relevant parties.
9. Monitor and review portfolio performance and ensure targets are achieved and exceeded where possible.
10. Establish and nurture good relationships with clients, business connections, branch office colleagues, the wider lettings team and other departments.
11. Take responsibility for own personal development and maintain awareness of market conditions and trends, keeping appraised of legislative changes and industry news. Training towards ARLA Propertymark or CIH Letwell qualification (SCQF level 6 or above) if not already achieved.
12. Engagement with marketing department to increase profile of landlord services via the company's social media outlets.
13. Actively manage and minimise any risk to the company, whether financially, legally, or reputationally, ensuring compliance with the Letting Agent Code of Practice.
14. Identify and develop other business opportunities for this or other departments within the firm including sales, financial services, etc.
15. Providing support to the management team and colleagues to ensure the smooth running of the department, working together to deliver exceptional customer service and achieve performance related bonus targets.
