Job Description
The Corporate Asset Manager will play a key role in delivering a comprehensive transformation and rationalisation of the West Mercia Police estate which will involve:
* Formulating and implementing an effective asset management strategy across the estate.
* Introducing and establishing robust policies and practices to ensure effective lease tenure and optimal asset management, adding value, reducing operating costs, minimising risk factors and losses, increasing ROI, and reducing operational, financial, legal, and reputational risks to the PCC.
* Collating evidence and analysis of market conditions and asset performance, providing recommendations to inform decisions related to acquisition and disposal of Estate assets.
* Undertaking risk analyses, identifying investment opportunities, and preparing asset management reports to Governing Boards recommending changes, adjustments, and corrective measures as required.
* Leading a programme of Estates rationalisation to build capital receipts, support the capital borrowing strategy, reduce revenue operating costs, and optimise the value of Estates assets.
* Engaging with and fully supporting all internal Estates Projects and Facilities Management Teams to ensure that all Estate properties remain qualitatively and functionally fit for purpose, maintaining effective delivery and continuity of service to the public.
* Leading the delivery of strategic organisational programmes of asset rationalisation across the WMP and HWFRS portfolio.
* Supporting the Head of Projects in delivering cyclical capital and revenue improvements programmes to the estate and assets.
* Ensuring the professional development and welfare needs of the Estates Planning and Surveying Team members are met with full support to maintain high levels of understanding, engagement, motivation, and direction.
The Successful Applicant
Applicants for this role will need to be an MRICS Chartered Surveyor with an extensive and demonstrable background in delivering complex works, particularly within disposals. Applicants will be expected to demonstrate a robust and up-to-date understanding of the commercial real estate market and the valuations of commercial properties and associated land. You will also need to demonstrate strong asset management experience and the ability to visualise and implement long-term life cycle asset management strategies.

The role is hybrid with a head office presence based out of Hindlip, Worcestershire, so we expect applicants to be able to work out of the head office several days a week.
What's on Offer
The salary range for this role is £66,000 - £73,000, and you will also be enrolled in a local government pension scheme.
