We have a fantastic opportunity to work as Senior Property Solicitor on a 10 month fixed term contract working as part of a small in-house commercial property team. Reporting to the Head of Legal Property, the successful candidate will support the Head of Legal Property and liaise closely with the Company's surveyors and external advisors in relation to all aspects of commercial property transactions relating to new stores. Key Responsibilities Take responsibility for your own caseload with minimal supervision Acquisitions: Review and negotiate agreements for lease, leases, licences to alter, licences to assign, deeds of assignment, transfers, completion statements, and related documentation Raise, review and advise on title issues, searches, and pre-contract enquiries. Calculate SDLT liability and review and approve Stamp Duty Land Tax returns. Relocations: Draft, review and negotiate agreements to surrender, deeds of surrender and deeds of variation. Licences for Alterations: Advise and negotiate licences for alterations documenting Landlord's consent for property re-fits and modifications. Advise on lease terms, dilapidations, title enquiries and other landlord and tenant matters. Prepare and deliver accurate, clear and concise lease reports. Work closely with internal and external stakeholders, including surveyors, project managers, and advisors, ensuring seamless communication and execution of property transactions. Location: The company operates a Hybrid policy with 2 days a week at our Nuneaton head office, we do have hubs at London and Burton and occasional travel to these locations may be required. Key Requirements People Skills: Must enjoy a high degree of autonomy and accountability using legal knowledge & approach to support decision making, risk reduction and value creation. Ability to manage and prioritise own workload, working in a fast-paced business environment which is rapidly changing and developing. Strong organisational and time management abilities. Good communication and interpersonal skills and have genuine interest in the realities and operation of the business. Strong negotiator, driving high standards but understanding the commercial needs of the business, whilst ultimately managing legal risk Technical Skills Qualified solicitor with a minimum of 4 years' experience in commercial property law. Sound knowledge of commercial leases and latest property law regulations. Experience advising on title issues.
