Job Role: Property Manager
Location: Covering a portfolio of around 20 properties in Southampton, Portsmouth, Fleet, and surrounding areas
Hours: Monday - Friday 9am - 5pm
Salary: £28,000 - £36,000 per annum plus car allowance of £4,500 per annum

The Job Role
As a property manager, you will contribute to our vision of being the UK's leading property manager by:
* Providing exceptional Property Management and service to our customers; ensuring that their experience is engaging and frustration-free.
* Working to ensure the building is well maintained for the landlord and our customers, demonstrating full compliance with our statutory obligations as appointed Property Manager.
* Living our values to naturally gain new leads and grow the business.
Main Responsibilities
* Visiting each property at regular intervals, prioritising sites that require more attention.
* Arranging and facilitating regular meetings with key stakeholders within your portfolio.
* Managing and authorising all expenditure throughout the year.
* Liaising with the credit control function to ensure effective debt management of the portfolio.
* Ensuring that all properties are managed in accordance with key Health and Safety legislation.
* Conducting comprehensive site inspections and visits of your portfolio.
* Completing all Fire, Health and Safety risk assessment/site inspection follow-up actions.
* Ensuring timely delivery of major works and remedial planned works.
* Delivering professional and effective mobilisation and management of new schemes brought into FirstPort management.
About You
* Demonstrable experience in housing or property management and delivering exceptional customer service.
* An IRPM/TPI qualification is highly desirable.
* Commercially astute; able to use data, trend analysis, and insights to make decisions.
* Confident, articulate communicator – both orally and in writing; able to build relationships with all types of customers and clients.
* Able to work with autonomy across multi-sites.
* Ability to effectively chair and present meetings and deliver complex updates and financial information to different audiences.
* Efficient in maintaining administration and finance records electronically.
* Knowledge of Health and Safety regulations and Residential Landlord & Tenant legislation relevant to property management.
* Ability to work under pressure and to deadlines; able to prioritise, delegate, and manage time effectively.
