Initially this Project Manager role has been specifically created to manage one of the most high-profile residential housing schemes in the North West, a 1500 unit site with multiple phases being delivered simultaneously which is currently at the pre-planning stage. It is likely that once the scheme is established that the role will grow and expand into management of other projects across a range of disciplines spanning the technical, land and planning functions with an element of commerciality too. Strong mathematical ability Be able to design and interpret designs and technical demands of others Desirable Member of professional body e.g. ICE, CIAT, CIOB Principle Designer and associated Health and Safety training/ qualifications CSCS card qualification Use of Viewpoint drawing management system Proficient use of Auto Cad Management of technical fees and services cost to complete Management of technical staff More about the Project Manager role Assisting the existing technical team with taking forward principal designs for roads, sewers and foundations as well as value engineering earthworks modelling Project manage the business units most prestigious and important site as agreed with the Technical Director from detailed design stage to post completion Manage the design delivery plan and Project Technical Trackers Coordinate delivery of surveys & reports required for the development and manage associated requirements from design to completion. Manage the process of obtaining consultant fee proposals and formal appointment documents in accordance with Group procedures. Coordinate and appoint consultants to deliver the civil engineering designs including legal plans and house type working drawing packs. Obtaining and collating all ancillary specialist drawings including water supply, heating, kitchen, stair, lintels, p.c. ground floors, and precast upper floors. Undertake value engineering assessments and ensure buildability is considered. Coordinate submission of designs and securing technical approvals for agreements such as S104, S38 & S278 followed by completion of legal agreements, with assistance from the Engineering Manager. Working with the adoptions and utilities manager, co-ordinate utility designs and initial mains laying onto site, ensuring legal agreements completed in timely manner. Coordinate information and liaise with architects, civil & structural engineers and landscape architects, ensuring consistency and coordination between various designs. Prepare all drawings and documents for engineering and superstructure elements for tender, followed by the construction issue and sales handover. Coordinate street naming with local authority, complete plot list and distribute internally and externally of the business. Where applicable obtaining Management Company quotations, reviewing, comparing, and providing the Sales & Technical Director with recommendation for appointments. Assist in production of Sales brochure, legal and sales handover meetings. Provide information for Housing Association contracts and attendance of progress meetings Submission of all information to NHBC and obtaining approval of same, obtaining SAP and overheating Assessments together with PEA’ and EPC’s, Robust Standard Details and any other requirements. Attending and chairing Handover and Pre-Start Meetings and briefing all departments on matters related to the engineering and working drawings. Monitor and report technical & development fees including S106 obligations. Ensure all Principal Designer roles are instructed as required, PCIP, F10 information and internal SHE procedures are followed and maintained. Ensuring the company key dates and procurement package targets are met Ensure drawing management procedures and portals are maintained, visible and up to date to all relevant parties.
