My client is looking for a Conveyancing Assistant to join their team in the Bourne area. The right candidate will report and assist to the Fee Earner and Directors and they want someone with the knowledge on Conveyancing process and transactions. The overall responsibilities for this role is assisting in the conveyancing transaction process and dealing with the day to day administration duties. They need the right candidate to have excellent organisational skills, great customer service and an eye for detail, they would like the candidate to assist within the reception area too so having good phone etiquette and a friendly personality is a must.
Basic responsibilities are:
-Keep the work space tidy and rubbish free.
-Shut down the office.
-Assist in other areas of the office like Reception
-Training of other staff as directed.
-Sorting incoming post, enveloping and weighing outgoing post.
-Collect post and deliver post.
The main responsibilities are:
-Stand by the CLC rules and regulations, and comply with office policies, procedures and anti-money laundering procedures.
-Preparing quotes for clients and chasing instructions.
-Telephone calls to clients and other relevant third partiee and deal with their enquiries, giving them updates.
-Meeting with clients and going through their paperwork whilst obtaining their signature.
-Request searches.
-Request missing documents.
-Send out draft contracts and supporting documentation.
-Drafting sale completion statements.
-Get the Lawyer Checker reports and dealing with the results.
-Prepare files for completion, ensuring all money has been received in time for completion.
-Order relevant pre-exchange and completion searches, ensure to check the results, and requesting money and redemption statements in a timely manner.
-Prepare the final statements and payslips for Accounts.
-Deal with SDLT returns.
-Deal with post completion issues such as submission of SDLT to HMRC, serving notices, chancel & indemnity policies on risk, correspondence, registration at HMLR.
-Ensure deadlines are met and on-time.
-Utilising and updating their system.
-Recording quote & instruction status weekly
Desirable Skills:
-Full UK Drivers Licence.
-Willingness to learn.
-Willingness to take on extra responsibilities.
-Study towards Licensed Conveyancer status.
