NHS Property Services enables excellent patient care by acting as a trusted property advisor to the NHS by providing the best estate solutions. We manage 2,700 properties with 6,300 customers across England, which accounts for approximately 10% of the total NHS estate. Our properties range from listed buildings to new integrated care centres and include hospitals, GP practices and offices. The Lease Advisory Team is expanding, aside from our own significant property portfolio, we are now partnering with several NHS Commissioners to support and drive value from lease transactions and events. The role of the Lease Advisory Manager is to support the management of a portfolio of head lease and sub lease event activity. They will manage individual lease events independently or under the supervision of senior colleagues, protecting business operations in core leasehold sites through the effective management of lease events; Ensuring that all lease events are managed in an effective and timely manner. This is a 12 month FTC, salary on offer from £33,000 including car allowance. What you will do Working with senior colleagues to ensure all options are considered when concluding lease event negotiations to minimise risk and maximise opportunities. Collaborate with property management and finance colleagues to ensure that lease events are properly budgeted for and assist with. Ensuring lease events are managed to budgets. Manage / support transactions and seek the requisite internal approvals. Provides reporting on productivity and other KPIs. Assists with ensuring data accuracy in relation to lease event and property information. Brings professional best practice to their roles Role Profile Spots opportunities to improve processes and practices Implements technical/professional skills and knowledge Oversees service delivery to internal and external customers at agreed performance levels Manages budgets in line with forecast (where appropriate) Adheres to the appropriate governance and compliance standards for professional area Manages internal and external customer relationships Who you are You will have a broad understanding of landlord and tenant law, lease interpretation and strategic asset management. Able to apply valuation principles to the management of leasehold events. Commercial negotiation experience in rent reviews, break options and lease renewals. Experience in inspecting and measuring premises in accordance with RICS best practice. Clear and effective communicator. Able to report recommendations to the business and secure internal approvals. Have a passion for data accuracy; are enthusiastic and determined. Experience of driving improvements to enable efficiency. Experience of operating in a busy, customer focused business. Desirable Be MRICS qualified or be well progressed on the APC pathway. Have experience in a public sector / healthcare setting. Track record of success in a professional area. Have experience with using 'Horizon' property database systems.
