The opportunity:
We are seeking a Senior Estates Surveyor to join the welcoming team of Chartered Surveyors and Graduate Surveyors on a full-time, permanent basis in Newport.
This role offers an exciting opportunity to work with a diverse and engaging property portfolio, comprising investment and operational assets across the industrial, retail, and office sectors.
The properties are primarily owned by Newport City Council and Herefordshire Council and are located in and around the local region. The portfolio also includes schools and other local authority commercial properties, offering variety and the chance to make a real impact.
The team's primary objective is to generate income and financial returns for the councils, supporting the delivery of excellent public services while maintaining an efficient and well-managed property portfolio.

Key Responsibilities
As a Senior Estates Surveyor, you will play a pivotal role in the effective management and optimisation of the property portfolio. Your primary responsibilities will include:
* Collaborating with senior management on strategic estate management matters to ensure the portfolio aligns with long-term objectives.
* Taking responsibility for the Asset Management of the portfolio, including lease renewals, rent reviews, and overseeing refurbishment projects or initiatives to add value to the properties.
* Managing the day-to-day operations of the portfolio, encompassing property management, agency work (such as disposals and acquisitions), and involvement in development and planning activities.
* Engaging in tenant interaction and negotiations, covering areas such as new lettings, lease surrenders, and dilapidations.
* Providing guidance and support to other team members, ensuring the effective execution of their duties and fostering a collaborative team environment.

Ideal Candidate Profile:
To thrive as a Senior Estates Surveyor, you should possess the following qualifications, experience, and skills:
* Experience: Ideally, a minimum of 5 years as a General Practice Surveyor, gained in either the public or private sector.
* Professional Qualifications: Chartered membership of the Royal Institution of Chartered Surveyors (RICS), along with a bachelor's degree or equivalent in a Real Estate or related discipline.
* Sector Knowledge: Demonstrated experience working within an Estates department, local authorities, or large public sector organisations.
* Leadership Skills: Proven ability to coach, guide, and supervise team members within a professional environment.
* Stakeholder Engagement: Strong skills in managing stakeholder relationships, with the ability to negotiate and engage effectively with internal and external parties at all levels.
* Independence and Teamwork: Capable of working autonomously with minimal supervision or collaboratively within a multi-disciplinary team.
* Driving Licence: A full UK Driving Licence to accommodate travel requirements associated with the role.
