Job Summary
To provide routine maintenance services, safety checks and repairs to the site, leading on the buildings and premises under the direction of the Facilities Manager. To provide support maintenance for specific tasks under the direction of the Facilities Manager. To provide support to Maintenance Person (trades) where necessary in the absence of the Facilities Manager.
This ensures the maintenance of a safe and conducive home and school environment for boys and workplace for staff.
Duties
* Undertake all routine property and premises maintenance tasks and minor general repair work as requested.
* Undertake Appointed Person Health and Safety Training and any additional skills training as necessary for the carrying out of duties.
* Undertake Monthly Health and Safety Audit/ inspection of the site (indoors and outside) and produce pro-forma report.
* Take immediate action/ report immediate Health and Safety concerns to the Facilities Manager.
* Take delegated responsibility for emergency lighting checks and fire alarm tests.
* On a monthly basis, undertake delegated responsibilities for the visual check of the firefighting apparatus, e.g., extinguishers and hydrants.
* On a weekly basis, undertake the fire alarm test and routine check of the fire doors, security doors, and window restrictors.
* Be responsible for the health and safety of self, other staff, residents, and visitors under the Health and Safety regulations. Report any hazards or potential hazards to the person in charge or take other appropriate action.
* Provide supervision and guidance to apprentice maintenance person (when they are allocated) and schedule their tasks and work accordingly.
* Liaise with departmental managers if there are any suitable opportunities or requests for boys to assist with minor tasks as life lessons.
* Liaise with departmental managers and Facilities Manager to identify larger projects to be undertaken and/or to inform the commissioning of specific external contractors.
* Check the maintenance request book for tasks to be completed. Set priorities with Managers and liaise with the maintenance (Trades) as necessary dependent on jobs.
* Change light bulbs and clean shades as required.
* Able to be called upon during out of normal working hours on occasion.
* Adhere to all Amberleigh Care’s policies & procedures.
* Act as a role model and responsible adult in any dealings with the boys.
* Adhere to the Whistle Blowing Policy.
* Undertake any other duties or training consistent with the role.
Experience
* Qualified tradesman (e.g., carpentry, plumbing, plastering) – essential.
* 5 years experience (min) in property maintenance, building works or trades – essential.
* Full clean driving licence – essential.
* Qualified in Health and Safety ISOH – desirable.
* Ability to work independently or as part of a team, flexibly as tasks demand – essential.
Note: This is a very visible role with staff and boys in our service. The post holder should liaise with staff and departmental managers to seek any guidance on the style of interaction with the boys. This role is not part of the core staffing levels in care or education, but it is likely that boys will form a bond with maintenance staff due to proximity and familiarity.
