Excellent role with a very local portfolio Great culture and supportive office environment OUR CLIENT A very successful independent multi-branch property firm specialising in sales, lettings, property management and block management. THE ROLE Our client is looking for a highly competent Block Manager to join their busy team and hold responsibility for a personal portfolio of approximately 150 residential units across West and Central London. Main duties: Create and maintain strong client relationships with leaseholders and freeholders. Conduct regular property visits to ensure buildings are maintained to a high level of excellence. Ensuring Section 20 planned maintenance is adequately budgeted for and carried out in line with the lease/directors’ wishes. Know the buildings inside out in order to create planned maintenance schedules. Use mediation and patience when attending AGMs for the buildings, as well as taking accurate minutes. Keep an eye on day-to-day expenditure and maintain a grasp of all service charge accounts. Ensure all buildings are up to date with the latest regulations (fire regulations, health & safety requirements, Legionella etc.) THE CANDIDATE Has minimum 12-18 months experience of working within a Block Management position. Exceptional planning & organizational skills. Superb ability to communicate in person, over the telephone and via email. Is a strong team player and aims to make the unit stronger. Is driven & committed to excelling at the job at hand. Naturally inquisitive with an aptitude for problem solving. Ability to use Microsoft Office competently. OTHER This is a permanent position based in Kensington. The hours of work are a mixture of 8:30am-6pm, 9am-6pm and 8:30am-5:30pm across a Monday to Friday week. This position pays a basic salary of up to £42k. You can also earn additional commission in the region of £2k. 20 days annual leave allowance, plus Bank Holidays and additional time for Christmas office closure.
