With a growing portfolio of over 700 trading stores and a forward thinking business strategy to grow further, this role provides essential support to the Property team in negotiating lease terms and conditions with landlords and rent reviews.
Within this role you will be exposed to a fast paced Property team that is both hands on and strategic in mind set, you will gain valuable exposure to a wide range of property management activities. Support for advancing with a RICS qualification will be provided.
Key responsibilities:
* Monitor lease key dates and undertake rent reviews and lease renewals in a timely manner
* Liaise with landlord’s or their agents directly, presenting comparable evidence in order to negotiate the best terms.
* Maintaining strong relationships with landlords, contract holders, and other stakeholders
* Conducting market research and analysis to identify potential opportunities and provide informed recommendations
* Staying up-to-date with industry regulations
* Provide support in keeping organised property records for the estate portfolio including maintaining the existing database, excel spreadsheets, utilising the property software.Delivering excellent customer service at all times.
* Liaise with other departments to resolve operational issues quickly and efficiently with the minimum disruption and cost to the business
* Challenging and monitoring service charge statements and demands
* To take responsibility for securing refunds or overpayments from third parties
* Checking invoices from Landlords to ensure accuracy, challenging where appropriate.
Skills, Experience and Qualifications:
* Degree in Real Estate or a similar RICS approved degree, with some experience in the Property/Estate field.
* Highly motivated with a keen eye for detail, an enthusiastic ‘can do’ attitude, and a good willingness to learn
* Exceptional organisational skills, thriving in high-pressure environments and consistently meeting deadlines
* A team player, reliable and friendly with strong communication skills and professional integrity, able to build strong relationships.
