Paradigm Housing Group is scaling with a selectionof newly created roles including a new Head of Leaseand Asset Projects in our Strategic Asset ManagementTeam. The role will lead a dynamic team in managing complex leaseobligations, asset projects and compliance, disrepair interventionand statutory requirements for our non-freehold portfolio. Ifyou’re an experienced leader with a background in asset management,property compliance, and managing intricate lease and asset issues,this role offers an excellent opportunity to make a lastingimpact.
TheRole
Reporting to the Assistant Directorof Asset Operations, you’ll lead a team responsible for leasemanagement, latent defect resolution, disrepair intervention andthe delivery of asset projects across our property portfolio. Youwill ensure compliance with statutory regulations, managerelationships with third-party freeholders and agents, and developstrategies that prioritise Paradigm’s risk management and assetviability. By providing technical guidance on asset projects andimplementing lease and landlord management strategies, you’llcontribute to Paradigm’s broader Asset Management goals and enhanceresident satisfaction.
KeyResponsibilities:
* Leadership & Strategy:Oversee the Lease and Asset Projects Team, providing strategicleadership, ensuring professional development, and fostering acollaborative culture that supports Paradigm’s values andobjectives.
* Non-FreeholdPortfolio Oversight: Take full ownership of ournon-freehold assets, including liaising with third-partyfreeholders, managing agents, and contractors to ensure complianceand mitigate risks associated with complex leaseobligations.
* StatutoryCompliance: Manage statutory obligations, includingresident home improvement requests Section 20 reviews, disrepairand HHSRS monitoring and intervention to maintain high safety andquality standards.
* LatentDefect: Oversee the investigation of latent defectsincluding engaging with legal and technical consultants to resolveissues efficiently while communicating effectively withresidents.
* Service Charge andAsset Data Management: Guide the team on servicecharge compliance, maintain asset data, and ensure a digitised,secure repository for deeds and leaserecords.
ToExcel In This Role, You’llBring:
* A degree-levelqualification in property or asset management (or equivalentexperience) and substantial experience in asset compliance, leasemanagement, and complex asset issues.
* A deepunderstanding of relevant legislation and sector regulations, witha focus on lease agreements and landlord obligations.
* Proven leadership skills in managing and developinghigh-performing asset teams, adept in technical communication andconflict resolution.
* Financial literacy, withexperience in managing budgets, interpreting KPIs, and deliveringcost-effective solutions in propertymanagement.
