Property Manager (Client-Side) - Block Management Hours: Monday - Friday 9-5:30pmSalary: Up to £55,000PA £5K Car allowance Summary of the Client-Side Property Manager job: Represent the Group as Client-Side Property Manager for existing and future Management Companies. Deliver through the prescribed processes cost effective solutions for the delivery of the management function always having an awareness of the cost to the business. To be the primary driver and manager of the group’s residential management activities and assist the surplus land management activities and objectives to maintain and enhance the value of the group’s property assets and in the pursuit of good management practice. To implement procedures and resolve management issues both reactively and proactively in the most cost-effective manner to add value to the business. Main duties of the Client-Side Property Manager To take on the management of a portfolio of directly and indirectly managed properties. Tender and make recommendations for the appointment of managing agents for new developments. Work with appointed managing agents to work up proposed budgets and apportionment schedules for new developments. Work with appointed managing agents and the sales team to produce material in support of sales and marketing for new developments. Regularly monitor the accuracy of the information [budgets/apportionments and supporting information] produced for each development being used by the sales and marketing team and issued to potential customers, ensuring that the requirements of the Consumer Code for New Homes or any other relevant codes are satisfied. Being responsible for handing over developments or parts of developments to managing agents on completion of construction and/or sales. This will involve working with other teams in collating the necessary information to enable hand-over (whether in phases or as a whole); attending a handover meeting on site; resolving any issues with the team; finalising handover. Oversee the managing agents involved in these new developments, existing and historic developments where C&C are Directors of any RMC and act as the client (RMC) point of contact. Liaise with managing agents to ensure that they are fulfilling their instructions and obligations of the RMC over H&S compliance, fire and general building safety, service charge administration and service charge and other cost collection. To include periodic inspections. Work with the managing agents to respond to issues raised by other departments relating to property management. Provide and manage the reporting and monitoring systems required by the business and to be proactive in making proposals to improve those reports and systems to drive improvement. Work with the C&C Finance team to review annual accounts produced by managing agents and any void payment requests. Liaise with any Residents Groups, Tenants Associations and the like to encourage good communication and a constructive working relationship. Attend resident AGM’s as representative of the RMC where necessary Manage issues and disputes that are escalated by residents to the RMC C&C Directors. Deal with occupier’s queries relating to the Interpretation of leases and ensuring covenants are enforced. Deal with requests for discharge of restrictions required on the sale and re-mortgage of property and any requests for variations to leases or covenants relating to previously sold property. Manage the Group residential letting portfolio including ensuring appointed agents are proactively marketing and inspecting any vacant property, that they are managing the collection of rents and dealing with tenant issues. Assist the Associate Director with other group property management responsibilities including those relating to commercial property and historic land holdings Experience required for the Client-Side Property Manager: Experience in residential block management. Ideally MTPI qualified. Have excellent technical knowledge of residential block management, including service charge best practice and legislation. Demonstrate a sound understanding and appreciation of the importance of Health & Safety. To be financially aware (cost management). Numerate and computer literate.
