Our services include all aspects of M&E and maintenance of commercial buildings including, new installations, repairs, modernisation and refurbishment. Reporting to the Director the Building Services Manager will manage a wide range of small to medium sized maintenance PPM’s and small construction projects mainly withing Film Studios, ensuring they are completed efficiently and to the highest standard. Key Responsibilities: Maintenance Contracts Managing a wide range of PPM contracts across a diverse client base, ensuring all works are carried out are completed within the required time frame, within budget and to the required quality. Identifying any remedials that are required through those contracts in order to drive revenue. Meeting with clients onsite and establishing their requirements. Accurately prepare quotes and specifications for clients to ensure the business wins the small works tendered, ensuring that costs are minimised to gain maximum profit. Scheduling PPMs to ensure they are completed in time, as well as setting reminders for when certain maintenance items expire. Source suppliers and sub-contractors where necessary, to provide materials and labour resources required to carry out the works. Obtain multiple quotes from suppliers to ensure that the most efficient, effective and economic solution is obtained for the task in hand. Utilise those conversations to gain any knowledge needed. Ensure materials are ordered in a timely manner in advanced of jobs commencing so they can be as efficient as possible. Through simPRO ensures all finance document are raised in a timely manner to ensure jobs can be started promptly and payments are received in a timely manner. Ensure PQQs and relevant insurances and certificates are obtained from new suppliers and are then kept up to date on the system. Create method statements and RAMS efficiently as possible for all maintenance jobs. Ensure constant communication with our clients before the need to be chased, ensuring the best customer service is achieved. Ensure excellent communication with management, clients, sub-contractors and suppliers at all times. Constant communication with the Project Managers and Directors in order to understand job statuses People Managing a Building Services Co-ordinator. Key point of contact for a small team of Engineers ensuring the best is achieved from them and that they adhere to processes and procedures at all times. Regular contact with engineers throughout the day in order to understand the job status that they have everything they need and how much more time needs to be scheduled to the job. Check worksheets and timesheets on a daily basis ensuring that they contain all the information our clients may need. Feedback to employees on anything that needs to be changed. Feedback to Managers on any concerns. Be vigilant in identifying and dealing with any issues before they arise. Be proactive in identifying and implementing new processes as and when required such as tool box talks and inspection sheets. Ensure the engineers are fully trained and competent in order to fulfil their roles to the best of their abilities. Promote and maintain a safe working environment at all times. Key Requirements: With a desirable track record of solid practical experience in supervising projects, the Building Services Manager will: Have experience in the Commercial Building/Construction industry. Has a good understanding of Project Finances. Have relevant estimating/quoting experience. Excellent organisational skills working in a clutter free environment. Be able to set targets and get tasks completed with little management input needed. Have excellent man management skills and be able to communicate what is required in a way that achieves maximum performance. Be enthusiastic and energetic with a willingness to learn and get things done. Have experience working to tight deadlines and willing to go above and beyond if and when required. Be an excellent communicator and be efficient with time management. Be flexible with a ‘can do’ attitude. Have excellent attention to detail and ensures everything that leaves the office is of the highest quality. A natural forward planner who critically assesses their own performance. Credible and comfortable dealing with clients at all levels. Be able to commute reliably to office base and sites when required. Excellent IT skills including, Internet research, MS office, particularly outlook, excel and word Adheres to Health and Safety legislation at all times. Desirable Requirements: Knowledge of SimPRO is advantageous. Knowledge of Office to a good standard. Some knowledge of Electrical and Mechanical systems. Experience of AutoCAD would be an advantage
