Location: Yorkshire Salary: £55,000 - £65,000 Permanent Purpose Of The Role: This role is responsible for overseeing the commercial, contractual, profitability, and cash aspects of contracts within the Projects Department. You will manage design and build, refit schemes, and project works across various streams, with project durations ranging from short one wee to longer-term (up to 9 months) and values ranging from tens of thousands to approximately £2 million. The role involves managing all stages of the project, from inception to completion, including measuring, scoping, and tendering works, appointing subcontractors, managing and reporting on the progress, and final accounting upon completion. Main Responsibilities: Attend and participate in scoping visits and survey meetings. Develop a detailed cost plan for all projects and ensure a comprehensive handover to the project team. Engage in pre-start meetings to ensure a robust program that aligns with the cost plan. Liaise with the Client Project Quantity Surveyor/Cost Manager. Handle subcontractor inquiries and cost analysis. Support the Managing Quantity Surveyor. Place subcontractor orders under agreed contractual terms. Provide commercial advice, guidance, and support to PM and delivery teams. Prepare budget costings and bills of quantities. Manage multiple projects simultaneously. Produce CVR reports, update on risks, and provide commentary on movements. Ensure project compliance with commercial contract requirements. Pass down or back-to-back subcontractor risks. Conduct client and subcontractor valuations. Maximize cash flow and provide cash flow forecasting. Prepare and submit final accounts. Arrange subcontractor payments. Track customer variations and challenge subcontractor final accounts. Participate in lessons learned and post-contract reviews for continuous improvement. Knowledge/Experience Required: Minimum of 5 years of experience in a similar role within the construction industry, preferably with a main contractor or fit-out contractor. Strong knowledge of commercial and construction contracts, particularly JCT arrangements. Experience with schedules of rates and/or frameworks. Background in retail construction (preferred but not essential). Skills – Technical And Behavioral: Proficiency in commercial reporting. Strong numerical and IT skills. Excellent English and verbal communication skills. Ability to work independently and as part of a team. Knowledge of construction methods and materials. Ability to take off from drawings. Qualifications: Educated to GCSE standard (or equivalent), including English and Maths.
