Senior Quantity Surveyor

What you will do:
The Senior Quantity Surveyor will oversee large-scale landscape construction projects within a designated region. This role works closely with the Projects team to ensure financial performance and project delivery, aiming to meet target profit margins while maintaining accurate commercial reporting. This position typically requires a fully qualified (chartered) surveyor, as it involves managing complex projects and contracts
Key Responsibilities:
Financial Performance & Reporting: Ensure profitability and financial accuracy by managing project budgets, providing cost reports, and tracking financial performance.
Cost & Value Reconciliation: Monitor monthly cost versus sales value through cost and value reconciliation (CVR), identifying discrepancies early.
Forecasting & Variance Management: Provide cost forecasts and highlight any cost overruns or underspend against the budget or sales targets.
Weekly Reporting: Submit weekly cost reports to the Project Manager, ensuring they are up-to-date with financial status.
Monthly Valuations: Prepare and submit accurate monthly valuations, ensuring full entitlement of completed work is claimed in line with the payment schedule.
Change Control & Variations: Manage variations and record Additional Instructions (AIs), ensuring they are valued and agreed upon with the Project Manager.
Client QS Collaboration: Agree on contract changes and variations with the client’s Quantity Surveyor to ensure contractual compliance.
Site Measurements: Conduct site measurements, comparing drawings against bill items to ensure accuracy in quantities and costs.
Subcontractor Procurement: Obtain quotations and prepare subcontract packages, ensuring terms align with project requirements.
Procurement & Scheduling: Assist in preparing procurement schedules, ensuring timely material price quotations and call-offs.
Procurement Coordination: Ensure materials are delivered in line with the project programme, collaborating closely with procurement teams.
Subcontractor Accounts: Process monthly subcontractor accounts and payment certificates, ensuring payments are accurate and timely.
Labour Cost Review: Review field team timesheets and invoices, ensuring labour costs are in line with the project plan.
Document Control: Maintain effective document control for internal and external records, ensuring updates to drawings, variations, and subcontractor accounts are well-managed.
Delays & Entitlement Management: Work with the Project Manager and Commercial Manager to address delays and entitlement issues, drafting contractual notices as needed.
Contract Review Meetings: Attend monthly internal contract review meetings, providing insights into the project’s financial health.
Commercial Administration: Ensure timely submission of contractual notices and manage any contractual issues effectively.
Risk Management: Proactively identify and mitigate risks, preventing disputes with clients and protecting against late payment.
What we are looking for:
Degree-level qualified or holder of a professional qualification accredited by the Royal Institution of Chartered Surveyors (RICS) or equivalent experience.
Extensive experience in quantity surveying, particularly within large-scale landscape construction projects.
Proven track record of managing contract finances, including cost control, forecasting, and providing regular financial reporting.
Solid understanding of cost management, contract law, procurement, and change control processes.
Ability to effectively collaborate with project teams, clients, and subcontractors to manage complex project requirements and financial performance.
Excellent analytical skills with strong attention to detail and the ability to make data-driven decisions.
Strong communication and interpersonal skills, able to liaise with clients, project managers, and internal stakeholders effectively.
High levels of organisation with the ability to manage multiple tasks and projects concurrently while ensuring deadlines are met.
Desirable:
RICS membership is desirable but not essential.
Familiarity with learning platforms and mandatory training processes.
Management and mentorship skills.
Experience working with procurement teams and subcontractors, including managing procurement schedules, material quotations, and call-offs.
