My client, an independent commercial real estate practice is looking to add a Senior Surveyor to their team. They focus on building long-term client relationships, a goal they have successfully achieved over a distinguished 65-year history.
Specialising in a comprehensive approach to Property Asset Management, they offer services ranging from managing day-to-day essentials to providing high-level strategic asset management and investment advice, ensuring clients have a single point of contact for all their needs. This highly experienced and proactive team delivers clear, current advice and can call on a network of experts for specialised input when necessary.
Their client base includes UK and international investors, property companies, trusts, advisors, receivers, retailers, equity funds, and family offices, covering a wide range of sectors, from office, retail, and industrial to mixed-use, hospitality, and select luxury residential properties. Their management services span the UK, assisting clients with portfolios valued at over £100 million as well as single properties valued below £1 million. Their commitment is to provide each client with the same high-quality service that has been the foundation of their practice, and they aim to continue doing so for years to come.
At a glance:
• Assets under management in excess of £1bn
• Total service charge value per annum Circa £4 million
• Total rent roll per annum circa £35 million
• Nationwide portfolio under management of over 2 million SQ FT
Responsibilities:
1. Manage a diverse portfolio of commercial properties including offices, retail units, industrial estates, and mixed-use developments.
2. Conduct regular property inspections, identifying and reporting on maintenance needs.
3. Prepare and administer service charge budgets, ensuring accurate reconciliations.
4. Assist with credit control, pursuing outstanding payments promptly and professionally.
5. Instruct and liaise with contractors, consultants, and specialists for maintenance works, planned preventative maintenance, and risk assessments.
6. Build strong relationships with tenants, addressing their concerns and ensuring a positive experience.
7. Liaise with clients on building management issues, seeking instructions and overseeing necessary works.
8. Collaborate with joint agents to facilitate property lettings and lease renewals.
9. Potential for involvement in asset management activities, contributing to the long-term value of the portfolio.
Skills and Experience:
1. Previous experience managing commercial property portfolios is highly desirable. (Experience in residential property management can also be considered.)
2. Proficiency in property management software systems.
3. Excellent communication, interpersonal, and negotiation skills.
4. Strong organisational skills with meticulous attention to detail.
5. Ability to prioritise tasks, manage time effectively, and work independently.
6. Familiarity with Tramps property management software is ideal, but not essential.
7. A qualified surveyor is not a requirement, but relevant experience is highly valued.
My client offers up to £60k, the successful candidate will be office-based.
