Job Overview:
We are seeking an experienced and driven Branch Manager to lead our team and drive the growth of our sales and lettings business. The ideal candidate will be responsible for managing daily branch operations, developing new business opportunities, ensuring compliance with UK property laws, and maintaining high service standards. A key focus of this role is lead generation, driving new landlord, tenant, buyer, and seller enquiries to expand the company’s portfolio.
Key Responsibilities:
1. Lead and Manage the Branch Team – Oversee and support staff in delivering excellent customer service and meeting branch targets.
2. Business Development & Lead Generation – Proactively source and secure new landlords, tenants, buyers, and sellers through networking, marketing campaigns, and prospecting strategies.
3. Valuations & Market Appraisals – Conduct professional valuations and appraisals to secure new properties for both sales and lettings.
4. Compliance & Regulations – Ensure full compliance with sales and lettings legislation, including tenant referencing, Right to Rent checks, deposit protection, and AML regulations.
5. Client Relations – Maintain strong relationships with landlords, tenants, buyers, and sellers, ensuring high occupancy rates and successful property sales.
6. Performance & KPI Management – Monitor and drive performance against key branch targets, reporting directly to senior management.
7. Marketing & Property Promotion – Oversee property listings, social media campaigns, and local advertising to attract new clients.
8. Property Management Oversight – Collaborate with the property management team to ensure high-quality maintenance and client satisfaction.
Key Requirements:
1. Proven experience in a senior sales and lettings role, ideally as a Branch Manager.
2. Strong track record in lead generation and securing new business.
3. Extensive knowledge of UK sales and lettings laws and regulations.
4. Ability to manage and motivate a team to achieve targets.
5. Exceptional communication and negotiation skills.
6. Proficiency in CRM systems and digital marketing tools.
7. ARLA and/or NAEA qualification (preferred) or willingness to work towards one.
8. At least 1 year of experience in the property market.
9. Ability to generate leads.
