Job Description:
We are delighted to continue to invest in and expand our Property Safety Team with a new opportunity for an experienced Maintenance Manager (FRA, Fire Door Inspection, and Balcony Safety) to join the Group.
The Maintenance Manager will support the Operations Manager in delivering a high-quality maintenance service, ensuring work and resources are effectively planned and managed to maintain Gentoo’s Maintenance requirements. Ensuring legislative and regulatory requirements are met with service delivery meeting the needs of all internal and external customers and stakeholders.
Working hours: We offer a standard 36-hour Mon - Fri working week with a flexible approach to meet the needs of the business and the possibility of overtime where required.

We are looking to recruit a Maintenance Manager with communication skills developed in a customer-focused environment, with demonstrable experience working and communicating with a wide range of teams, colleagues, and customers.
The role is subject to a basic DBS paid for by Gentoo.
Key responsibilities will include:
1. Effectively manage the detailed planning/supervision of all aspects of Fire and Balcony safety including programming of works, contract procurement, and quality assurance including resources, materials, and Gentoo specification.
2. Support the Operations Manager in strategic goals and ensure that the team operates in line with Gentoo’s values.
3. Responsible for the effective risk management and H&S of the team and associated contracts and be fully conversant with the requirements of H&S standards such as the Health & Safety at Work Act 1974 and the relevant Regulations, British Standards, Approved codes of practice, etc., conducting risk assessments, method statements and communicating to operatives and customers to ensure effective implementation.
4. Ensure third-party contractors are motivated, competent and operate in line with Gentoo’s customer-orientated culture to provide a gold standard service to our customers/stakeholders.
5. Work collaboratively with management teams to ensure that all aspects of the service are delivered to the set quality standards, customer care service excellence within the cost and project plan objectives.
6. Communicate through regular review meetings with the Operations Manager to address customer services and quality issues.
What we are looking for:
1. It is essential that you have demonstrable experience in managing/leading a team in a Property Compliance Environment such as Fire, Gas, Electric, Asbestos, Water Hygiene or Lifts.
2. Substantial demonstrable experience in managing workload to deliver objectives to required timescales and deadlines.
3. Demonstrable experience managing both contractors’ and in-house performance and health and safety on all projects with excellent negotiation and challenge skills to resolve any issues.
4. Significant experience in leading and motivating a team to achieve performance targets.
5. Significant experience in working or delivering repairs with a compliance element, delivering and developing excellent customer service.
6. Significant experience in monitoring and evaluating management information and producing reports including financial information.
Knowledge required:
1. A relevant Construction-related qualification.
2. Knowledge of Relevant H&S Regulations and other related housing regulations/laws and how to apply them to ensure contractors/staff are effectively managed within the context of statutory health and safety compliance.
