JOB TITLE: Lead Engineer
LOCATIONS: Churchill Square, Brighton
ROLE OVERVIEW AND PURPOSE
To provide site supervision to the existing site maintenance team. This role involves hands on electrical and mechanical reactive and PPM tasks working across the centre.
The shift pattern is currently set to cover off early/late shifts with OOH support provided by site team and ABM helpdesk. But this may be subject to change and may require some weekend cover.
Reactive and PPM works are logged through ABM Integrated Business Management System for which constant updates on statuses are required.
To ensure that legislative H&S standards are maintained to ensure a safe workplace.
Working under the operations manager/contract manager to ensure the centre is legally compliant to all contract related tasks.
KEY RESPONSIBILITIES
1. To ensure compliance with the Company’s/Centre rules when working on the client’s premises.
2. To observe and comply with all good working practices and ensure compliance with Health & Safety and statutory restrictions.
3. To support the management and execution of planned preventative maintenance tasks, reactive/emergency maintenance tasks, and minor project works on the site in line with the contract scope and specification.
4. Provide ongoing supervision to the existing site maintenance team, identifying areas for improvement and discussing them with management.
5. To plan, support, and supervise all 3rd party resources working on behalf of ABM on the site, including identifying and quoting remedial works.
6. To support and supervise all procurement requirements on the site to ensure best value is obtained.
7. To undertake maintenance repairs, installation, or servicing work as detailed by the contract specification.
8. Preparation and support for site internal and external M&E/ H&S /L8 audits.
9. Carry out duty engineer responsibilities, reactive M&E/Fabric works, and assist with Centre procedures for evacuation/lost children/accidental issues, liaising with local authorities and emergency services when required.
10. Assist with the preparation of quoted and project works, including the collation of information for specifications and costs.
11. To work in accordance with any seasonal or promotional event the Centre undertakes, with flexibility of working hours to ensure completion on time.
12. Collate and maintain site spares inventory and stock holding levels.
13. To maintain all Company-issued equipment in a clean, serviceable, and presentable manner.
14. To ensure that all Company IT system requirements are completed accurately, legibly, and in a timely manner.
15. To maintain all site log books, ensure paperwork and service sheets are logged and filed, and all online systems are updated.
16. Participate in the company’s standby/out-of-hours emergency call-out rota.
17. To present oneself in a professional manner and maintain good relationships with clients, staff, and third parties.
18. To ensure professional and concise day-to-day operational interaction with the Centre management and client consultants.
19. Attend weekly client meetings as directed by the Operations Manager/Contract Manager/Account Director.
20. Support the Helpdesk administrators by effective communication.
21. Ensure that work areas are maintained in a clean and tidy state, and dispose of all waste products in a suitable manner.
22. Actively promote Centre-led or ABM-led initiatives.
23. Participate in additional training as required for the role by line management.
24. Other duties as may be reasonably required in the provision of the FM function on the site.
REQUIRED SKILLS AND EXPERIENCE
25. Electrically qualified to C&G BS7671 or equivalent recognised standards.
26. Computer literacy
27. Excellent communication and organisational skills.
28. Ability to coach and mentor individuals / teams
29. Ability to work unsupervised on own initiative and as part of the current team.
30. Flexible approach to working hours to suit the Centres needs
31. Previous track record supervisory/team leader role.
32. Ability to multi skill when required for non-statutory tasks.
33. Represent the site and Company in a proactive professional manor when dealing with the public/ Centres tenants or any 3rd party.
34. Awareness of statutory regulations and responsibilities to the built environment.
35. Collation of RAMS for site tasks
DESIRABLE:
36. Completed a recognised apprenticeship in a job-related skill ( Electrical/Mechanical)
37. Previous shopping centre or static site experience.
38. IPAF / PASMA trained. ACOP L8 trained
39. Knowledge or M+E systems.
40. Ability to identify areas of innovation or improvement.
