Commercial Manager – 1000 unit residential development My client has an exciting opportunity for a Commercial Manager or join a large Tier 1 Developer. The Client is looking for a Commercial Manager to oversee a site-based team for a large-scale development in South East, consisting of over 1000 private and affordable homes across multiple phases. The role will involve managing all commercial aspects, including financial planning, cost management, procurement, and contract oversight, ensuring the project is delivered on time, within budget, and to the highest standards. Main Duties: Financial Management: Lead the creation and ongoing management of project budgets, ensuring cost control and addressing any budget variations. Provide regular cost reporting and variance analysis. Procurement & Contracting: Manage the procurement process for main and subcontractors, including evaluating tenders, selecting the best contractors, and ensuring contracts align with project requirements. Contract Oversight: Oversee all aspects of contract management throughout the project, resolving issues related to subcontractors, variations, and payment processes. Team Leadership: Supervise and guide the commercial team, ensuring effective communication and coordination with technical, construction, and sales teams to ensure the project progresses smoothly. Cost Monitoring: Closely track project costs and activities, taking prompt action on any unplanned or unbudgeted work. Design & Risk Oversight: Participate in design reviews, value engineering, and risk management exercises to ensure the project delivers optimal value. Stakeholder Engagement: Build and maintain strong relationships with key project stakeholders, including subcontractors, suppliers, and external partners, to ensure alignment with project objectives. Safety, Quality, & Compliance: Lead efforts to uphold health, safety, environmental, and sustainability standards, ensuring adherence to both company and industry regulations. Required Experience & Skills: Proven leadership and communication skills, with the ability to engage effectively at all levels. Extensive experience in budgeting, forecasting, procurement, and contract management. Strong background in managing complex residential construction projects, particularly in high-rise or concrete frame buildings. Experience working with London-based developers or main contractors, delivering projects from inception to completion.
