Reporting to the Commercial Manager, as Estimator you will be responsible for estimating costs for residential developments, ensuring that projects are delivered on budget while meeting required standards and quality. Your role will span from the initial planning phase through to completion, involving the preparation of accurate cost estimates, budget control, and procurement of sub-contractors. You will also assist in preparing tender documents, evaluating contractor bids, and managing cost fluctuations throughout the project lifecycle. You will provide valuable support to both the commercial and site teams, helping to ensure that projects are executed efficiently and cost-effectively, while promoting value-driven procurement practices.
Key Responsibilities
1. Land Appraisal & Budgeting Support site acquisitions by preparing and reviewing land appraisals. Track and report cost movements from initial appraisal to planning consent.
2. Cross-Department Collaboration Work with Land, Technical, Sales, and Production teams to develop site-specific land appraisals, ensuring alignment with costs, programme timelines, sales revenue, and land bid schedules.
3. Site Assessment Visit potential land acquisition sites to evaluate risks and opportunities, providing detailed reports to support land bids.
4. Value Engineering Identify opportunities for cost savings by exploring innovative materials and construction methods. Recommend alternative approaches for non-standard works.
5. Cost Library Management Work closely with Quantity Surveyors, Buyers, and external stakeholders to maintain a comprehensive cost database, including prelims, site works, and land abnormalities.
6. Financial Reporting Monitor and report on cost movements influenced by inflation, planning requirements, and other market factors.
7. Health & Safety Compliance Promote a safe working environment by adhering to all relevant health and safety policies and best practices.
8. Reporting & Meetings Prepare, analyse, and present budget status, risk, and opportunity reports on a monthly or quarterly basis. Attend management and departmental meetings, including offsite sessions as required.
What you will bring
9. Minimum three years’ experience in estimating or cost management, preferably within construction or housebuilding.
10. Strong numeracy skills with exceptional attention to detail in financial data analysis and reporting.
11. Solid understanding of UK building regulations, NHBC, and sustainability codes.
12. Ability to manage multiple priorities and meet deadlines under pressure.
13. Excellent communication skills for building strong relationships with contractors and stakeholders.
14. Organised, proactive, and capable of working independently or within a team.
15. Problem-solving mindset, able to propose cost-effective alternatives and budget-conscious solutions.
16. Strong IT proficiency, including experience with commercial systems.

18. Full UK driving licence.
