Job Title: Residential Property Manager
Location of Head Office: Egginton, Derbyshire
Location of Properties: Derbyshire, Nottinghamshire, East Staffordshire, properties are within a 40 mile radius of Head Office
Start date: Ideally early March to allow for 6-8 week training and handover period
Job Summary:
We are seeking a highly organized and proactive Property Manager to oversee a portfolio of 65 residential properties on behalf of the landlord. The ideal candidate will be responsible for ensuring the smooth operation of properties, maintaining tenant satisfaction, managing finances, and addressing any maintenance or operational concerns. This role requires strong communication, leadership, and problem-solving skills to effectively manage day-to-day activities.
Key Responsibilities:
* Serve as the primary point of contact for tenants.
* Address and resolve tenant concerns and complaints promptly and professionally.
* Ensure that lease terms are followed by tenants.
* Coordinate lease renewals and ensure proper documentation is completed.
* Property Maintenance & Repairs:
* Oversee regular property inspections to ensure high standards of maintenance.
* Schedule and manage repairs and maintenance tasks, including emergency situations.
* Work with contractors and vendors for necessary services (e.g., landscaping, cleaning, etc.).
* Ensure timely collection of rent payments and resolve any issues related to payments.
* Prepare and manage property budgets, including tracking expenses and income.
* Generate financial reports for the landlord, outlining profitability, maintenance costs, and other key metrics.
* Lease Management:
* Prepare, review, and execute lease agreements.
* Ensure that leases comply with all relevant regulations.
* Monitor lease expiration dates and manage tenant renewals or move-outs.
* Advertise vacant properties and conduct showings to prospective tenants.
* Screen potential tenants, including background and credit checks, references, and interviews.
* Negotiate terms with potential tenants and finalize lease agreements.
* Legal Compliance:
* Ensure that all properties comply with current legal regulations.
* Handle tenant evictions and legal matters in accordance with applicable laws and procedures.
* Stay informed about landlord-tenant laws and any changes to local regulations.
* Reporting to the Landlord:
* Provide regular updates on property performance, including occupancy rates, financial reports, and maintenance issues.
* Advise the landlord on potential improvements or upgrades to enhance property value or tenant satisfaction.
* Recommend any necessary actions for long-term property management strategies.
Qualifications:
* Proven experience as a Property Manager or similar role, particularly in managing residential properties.
* Strong knowledge of landlord-tenant laws and best practices.
* Excellent communication, negotiation and interpersonal skills both in person and in written form. Ability to be fair but firm when liaising with tenants.
* Strong organisational and time-management abilities.
* Ability to manage multiple tasks simultaneously and handle emergency situations efficiently.
* Basic knowledge of property maintenance and building construction.
* Good knowledge of Microsoft Excel, Word and Outlook required. Previous use of Released property management software would be beneficial but not essential.
Working Conditions:
* Full-time position, with some evening and weekend work required as needed.
* On-call availability for emergency maintenance or tenant concerns.
Compensation:
* 28-35 hours per week, salary starting at £26,000- £32,000 per annum
