Role Overview As the Residential Block Property Manager, you will manage a diverse portfolio of 1,000 leasehold properties, ensuring the highest standards of service and compliance. You will be the main point of contact for leaseholders, working closely with contractors and service providers to maintain and enhance the quality of living across the blocks. Key Responsibilities Portfolio Management: Oversee a portfolio of 1,000 leasehold properties, managing daily operations, inspections, and resolving issues efficiently. Client Relationships: Serve as the primary point of contact for leaseholders, addressing inquiries and fostering positive, professional relationships. Compliance and Regulations: Ensure compliance with lease agreements, property legislation, health and safety regulations, and company policies. Financial Oversight: Prepare and manage annual budgets, oversee expenditure, and conduct service charge reviews and invoicing. Maintenance Coordination: Schedule and oversee routine maintenance, repairs, and emergency response, managing third-party contractors effectively. Communication and Reporting: Regularly update stakeholders on portfolio performance, service level agreements, and property-specific issues. About You Experience: Proven track record in residential block or property management, ideally with a portfolio of 500 units or similar scope. Knowledge: Strong understanding of leasehold property management, including legal and regulatory requirements. Skills: Excellent communication, organizational, and financial management skills. Capable of managing competing priorities within a high-volume portfolio. Qualifications IRPM or RICS qualification is preferred but not essential; willingness to pursue these qualifications if not yet attained.
