We have an exciting opportunity for a Sales & Marketing Director to join our team at Vistry South East at our office in Caterham, Surrey. As our Sales & Marketing Director you will report to the Managing Director and will manage the Central Homes Counties business unit sales and marketing function across our brands from land purchase, predevelopment, to handover. The Sales & Marketing Director will be required to develop and deliver a successful regional sales & marketing plan / strategy in agreement with the Business Unit's Managing Director. The Sales & Marketing Director will also be responsible for maximising the profit of the business unit, whilst achieving sales rates as laid out in the region's budget and forecast.
Responsibilities:
* Generate and manage sales leads from marketing activity, closely monitoring conversion rates.
* Ensure the sales department plays an active part in maintaining NHBC 5* status.
* Lead, promote & monitor performance and compliance of the Customer Journey.
* Comply with responsibilities as laid down in the Group’s Health & Safety Policy.
* Work closely with the Construction Director & Operations Managers to ensure company standards are maintained.
* Promote best practice throughout the region, including setting budgets and achieving targets.
* Manage the region’s marketing budget to ensure costs are controlled and revenue maximised.
* Provide accurate and timely reports to senior management on the development’s performance.
* Prepare papers for inclusion in the regions board pack and present current issues at Board Meetings.
* Support the regions land acquisitions with market research on prospective sites.
* Manage the regions plot releases to maximise efficiency and profit.
* Keep up to date with competitors’ activities and customer trends.
Qualifications:
* Degree level education or equivalent.
* Significant experience in new homes sales at a senior level.
* Strong financial management and commercial experience.
* Inspirational leader and strong team player.
* Well-developed analytical, oral and communication skills.
* Experience in land purchase process and house type mix input.
* Ability to add value by identifying revenue opportunities.
* Experience in leading a large and diverse team.
* Strength of character to influence change at a senior level.
