PURPOSE OF ROLE The OPERATIONS MANAGER role is aprimary contact for the day-to-day co-ordination and conduct of site mechanical, electrical, subcontractor and soft servicestasks. This is a hands-on role, supporting the overall maintenance effort under the management of the Contract manager. Tasks will focus on the conduct of electrical and mechanical services technical staff and subcontractor, including access and permit control for areas specified within the contract. The holder of this role will actively support all aspects of the planning, scheduling, co-ordination, completion and supervising of relevant activity, including that of sub-contractors acting on behalf of the company and the client. RESPONSIBILITES Responsible for administration, coordination, planning and response to mechanical and electrical related maintenance activity, using the site CAFM system and other associated systems as necessary. More specifically: To oversee the safe and timely completion of related activity, both planned and reactive. To administer tasks in accordance with the site CAFM system requirements. To organise and co-ordinate site staff and visiting sub-contractors for related tasks within scope. To ensure relevant permitting, RAMS and maintenance activities remain compliant and fit for purpose. To hold an appropriate level of competency as an authorised person, for either mechanical, electrical or other, to ensure compliance for the authorisation and completions of works. (AP10,11,15, Permit to Work, etc) To organise quotes and liaise with sub-contractors and suppliers for materials and services. To help drive activities for pre and post event checks. To liaise with client staff to determine requirements and to promote continuous improvement works and project related activity. To ensure safe and affordable practices from all involved in related tasks. To contribute to the maintenance and improvement of site engineering, cleaning and safety standards, commensurate with CEQHSE policies and practices. To represent the company at site (and off site) forums as appropriate and as directed by the Contract Manager. Qualfication and Experience Required Essential: Technically qualified at HND/HNC or City & Guilds level in relevant mechanical and/or electrical disciplines. Demonstrable broad knowledge of building services systems via recognised certification (NVQ/C&G,etc). Health and Safety Training and understanding of H&S Legislation. IOSH Managing Safely or equivalent. Experienced in the supervision and management of maintenance teams. Experienced in co-ordination and supervision of fault finding, diagnostics and rectification activities as part of a planned and reactive maintenance service. Experienced in the use of BMS systems to aid M&E operation and maintenance, including trending, reporting and alarm interrogation. Experience with computer Planned Preventative Maintenance (PPM) building management systems (Concept or similar). Experience in all aspects of general building PPM schedules. Experienced in direct supervision and oversight of safe systems of work, i.e. LOTO, Permit to Work, etc. Ability to interface with people including customer staff at all levels Full UK driving licence. Desirable: Qualified at ILM level 2 or above. City & Guilds Part 3 (Electrical Installation 2360) or recognised equivalent. Experienced in electrical installation work, plus electrical testing and inspection. L8 awareness and practical knowledge of the L8 ACOP. P&L management. Experienced in HV LV switching (AP15)
